She's nuts - it's YOUR home, and she should get lost about that type of thing.
As a solicitor, stick "quiet enjoyment" into Butterworths and see what comes up!...much enquiry having been made concerning a gentleman, who had quitted a company where Johnson was, and no information being obtained; at last Johnson observed, that 'he did not care to speak ill of any man behind his back, but he believed the gentleman was an attorney'.0 -
P.S. I actually plump my cushions everyday...:D
OOOOH! OP, we've found your landlady!

it never ceases to amaze me what amateur LLs think they can do in terms of regulating other peoples lives - i guess they never stop to think "how would I feel with a landlord doing this to me"0

print this thread off and send it to your landlady0

I had an over-obsessive landlady once who, when I mentioned I would like my boyfriend to move in with me, said she would charge me higher rent (£150/month extra) because "there will be two people walking on the carpets". I moved out the next month!
?????
I agree that this lady sounds emotionally attached to the house - I used to rent a house and we popped in to visit the people living there to check everything was ok for them and it was hard to remove yourself from the way they "looked after" the place! However as others have said, it's no one's problem until you come to move out!0 -
The LL may not even be allowed to keep the deposit if the OP takes her to court, plus the judge must order the LL to pay 3x the deposit to the OP.
"(3) The court must, as it thinks fit, either—
(a) order the person who appears to the court to be holding the deposit to repay it to the applicant, or
(b) order that person to pay the deposit into the designated account held by the scheme administrator under an authorised custodial scheme,
within the period of 14 days beginning with the date of the making of the order.
(4) The court must also order the landlord to pay to the applicant a sum of money equal to three times the amount of the deposit within the period of 14 days beginning with the date of the making of the order."
Section 214

There can be severe consequenced to wanting tenants to keep your cushions 'puffed' I had never envisaged!
Heh heh, don't make me angry, you won't like me when I'm angry... I'll beat you with my puffy cushions"One thing that is different, and has changed here, is the self-absorption, not just greed. Everybody is in a hurry now and there is a 'the rules don't apply to me' sort of thing." - Bill Bryson0 -

Thanks to you all for your input, it really has made me a little more focussed on the whole issue. I am so rarely actually there due to work that I tend to ignore the situation until she insists on another visit and then I get annoyed again!
I am going to get going on this now and find out where the deposit is being held.
To the person who was concerned about the gas (sorry can't remember who it was) a corgi inspector is the one doing the inspection but someone has to be there to let him in etc. She said that she would do it, but I know this is just an excuse to snoop around again.
I will keep you updated!

I'd be inclined not to chase up where the deposit is held as if she deposits it now a court maybe more lenient... if she can't answer the question when it comes to returning it in full.....
BTW BB's recommendation of the week for all those with prying LLs or LAs who fail to understand that you don't want random viewers/them poking around your home.... a bit of insurance against them sneaking in:
