    Errrrr :confused: actually yes I do own a washing machine and yes I do put washing powder in the drawer and close the door when I turn it on..... (well Mrs BB does ;) ) Think I should beat her for doing it wrong?

    If one of my clients didn't plump the cusions correctly, I would charge £15 pwer week until it was done right.........lol

    There are a few things though that I would expect my tenants to adhere by...Most of all..be realistic and treat it with respect...

    That Fair?..Who cares...If you mess, well take your deposit

    Not under the new rules you wont, unless you like being insulted by judges.

    I find whilst closing the door when you turn it on prevents damage/wear to the washing machine, for some reason it doesn't get the clothes clean until you close the door.

    I found the solution was to remove the glass from the door.

    The machine now starts washing the clothes, but I find I need to regularly replace the carpet.

    The point is it's their home they are entitled to do what the hell they like in it while they are paying for its use - as long as it gets handed back in the same condition given fair wear and tear (perhaps the wrong phrase after mentioning KY! :eek: )


    It was in reference to what the LL said about hairdye. ;)

    One of the key things here is that the OP has said she is a solicitor, and her fellow tenant is also a young professional. She also said in the first post : "I don’t want to move”. Solicitors are, in general, good communicators: my point was that you can often bring this sort of LL behaviour to an abrupt halt with the right sort of formal letter. I can’t think of anyone more suited to such a method, as a first step, than someone who works as a solicitor. With some LLs it may not work, but as a straightforward initial response, IMO it’s an appropriate way to address the issues, especially for a young professional.

    Looking to resolve a problem with good communication is the exact opposite of being a wimp, especially when it can often achieve a result with the minimum raising of blood pressure on your own part.

    Alternatively, let’s berate our own LL or Tenant who acts illegally/breaches the Ts & Cs of the Tenancy Agreement, and then ..oh…respond at the outset of the problem by behaving on a par with them. Down we go….until much of our social time & conversation is spent mulling over how to extract revenge/plot their downfall/teach them a lesson. People can allow themselves to be drawn into all sorts retaliatory behaviour and can quickly build up a huge festering sore of resentment that further affects their work, relationships & sleep patterns. Evidence of your own behaviour may also be a hindrance to you if either party does need to seek later resolution in the courts. It can also carry forward so that the LL or T who has had one poor experience goes into their next contract carrying that anxiety with them. We have posters on here who clearly carry their own grudges from personal encounters with appalling behaviour from Tenants or LLs, and we also have those who work as Letting Agents who like to encourage the view that all go-it-alone LLs are hopeless inadequates who need a good trouncing.

    There are different options and different people have different coping skills for what life throws at them. Presumably, that’s why people with an open mind come on these boards because there will always be a variety of suggestions put forward by those with views different to your own.

    Just for the record - yes, in my time I have had to deal with, amongst other things, a PFY (pimply faced youth) from my LLs Letting Agent letting himself in by key for an impromptu inspection. I dealt with the LA and the LL with two brief phone calls and a follow-up letter (copy retained) with a straightforward clarification of the appropriate legal issues. No further intrusions, minimal stress to me (after the initial sense of outrage), everyone moves forward. R-e-s-u-l-t.:smiley:
