    Xmas Saver!
    Have just bought an older house from Barratts, they took it in part exchange in May 2007. They have knocked £20k off the price they paid, with carpets, a full repaint - walls and gloss work, a full clean (witnessed the cleaner scraping the scum off the shower with razor blades), and had a plumber out twice and an electrician once to fix the central heating. If you add in the cost of interest over the 11 months they have owned the house that puts another £10k on the cost of the property. And they have maintained the garden for 12 months, and had a chippy out to fix the sticky front door. They have got to be losing the best part of £35k on this house. Whilst I know for a fact that we got a good deal (smaller properties on same street on for £15k more than we are paying) so they don't budget on losing this much on a property, the margin is still high, so hold out and barter them down.

    It's quite funny this week though, seeing the saleswomen flap because it won't complete till the start of next week, so won't be in the sales figures for the first quarter. The directors aren't impressed... but I'm happy:)

    And now the boiler that has sat for nearly a year it doesn't work, so add £2k for them to replace it!!! :):):):):)

    Doesn't it make you mad when they take sooo long. It took a good week for them to let me know a price - then another 10 days to respond to my counter offer...annoying!

    Guess it will be Monday for you now - think they do it on purpose to make you sweat.

    i just recently reserved on a 3 bed semi, asking GBP215k, and managed to negotiate it down to GBP205k before parting with the reservation fee. then after a few days i went back armed with a quote from a nearby competitior and asked for more discounts! i backed that up with reasons like market situation, falling prices etc etc...

    they wouldnt budge at first, but gave in after that and we agreed at a new purchase price of GBP200k. on top of that, i get all applicances included and stamp duty paid.

    not alot of discount compared to some others out there, but the houses are still selling in the area i am buying.

    there is actually another couple that is interested in my plot, and they've told the sales advisor that if my purchase falls through, they'll jump on it! the only difference is they needed a part exchange (or sell their own), while i am a FTB.
    my advise is, barter hard, they'll budge, even after you reserved!
