It's a show home, so the furniture is fairly nice stuff, just don't think it's worth 10k as it's been used for a year by everyone looking around, and it would cost them a fair bit to move everything out!
It is 3 double beds, glass dining table & 6 seats, 3 + 2 sofas & armchair, bedside cabinets & chests in 3 bedrooms, fitted wardrobes in 2 bedrooms, 2 high stools by breakfast bar, a fridge/freezer (no washing machine), hob, desk & bookcase in study, coffee table, and the usual selection of vases, paintings, mirrors, curtains etc.....
I'd be delighted if they went for 15% + furniture

ahhhh didnt realise it was a show home tbh. i would deffo go for 179k then. pretty certain in this climate they will grab it. to them the value of the furniture package once it is taken out would only be arround 2k if that!!!. make sure they honour guarentees etc

well if it was a woman mate i would give it 2 weeks ha. this requires special circumstances so i would say 3 days. are you dealing direct or with an agent?? if an agent they will probably have alreadys started stalking you ha.
you have to sit on your hands and do nothing. id put money on them coming back to you before you do to them..0 -

We have seen a new build we really like, and in the area we want
The advertised price is £229,999. It's a 4 bed detached, similar ones second hand are on the market for around £189 but not selling. The development has big competition in the area from at least 5 developers. 3 Miles away still in a good area a 4 bed detached has dropped to 170k and still not sold
Due to doing a part-ex what offer do you think we should put in
I'm after:-
Carpets
Fitted Wardrobes
Legal Fees
Stamp Duty
What price do you think we should pay for the house?
I know it's all down to what we get for ours, probably 115k which is market value

Why not go for the 4 bed 3 miles away which is at £170k?...much enquiry having been made concerning a gentleman, who had quitted a company where Johnson was, and no information being obtained; at last Johnson observed, that 'he did not care to speak ill of any man behind his back, but he believed the gentleman was an attorney'.0

We really like the house we've seen but if we don't get the deal we want we'll walk. It's a buyers market at the minute and it will be us calling the shots :T0
