Offer for a new build

We have sold our house and are looking for our new home after the one we wanted was sold (even though we offered asking price). Anyhow we have seen a new build we like but it is WAY overpriced. It was on the market for £439K, we offered £360K and told them that would be it. Late Monday we got a call back saying the developer would accept £395K, pay for new carpets, white goods, turf the garden and pay 50% stamp duty. I guess this equates to a further 10K off the price so new figure is £385. Still far too much in my book, the site office is back open tomorrow so we'll phone them back with our same offer take-it-or-leave-it offer of £360K. Does this sound fair? We have done loads of research into the area and viewed numerous properties in the village and we think this is a very fair and accurate price compared to similar properties. Same they've not done the same research!

    I would wait a couple more days. You really want them to come back to you about their offer. This will tell you if they "need" the sale. You will then have the initiative.
    There will be no Brexit dividend for Britain.

    I like the property very much but I don't love it and if they don't budge, I'll quite happily walk away. That feeling is telling me that the property is probably not right for us actually but I just want to see what happens really. The crazy thing is we haven't actaully been inside the house, we have viewed a same design of house a few doors away so I think we would have to go back and really look at it if we got a postive reaction from the developers.

    I was going to offer just under £200k for a £213k new build, but I think I might just slap them with £175k and see if they flinch. :)

    I'd be interested in the reaction you get from the developers. We're going to find out the result from ours later today so I'll be back to update later!

    take your time over it, there are always better bargains to be had around the corner if the price sticks on this one.....

    Well OH spoke with developers yesterday and we stuck to our offer, they declined it so we move on and look elsewhere. They obviously want to remain in cloud cuckoo land!!!!!!!

    Offered 176k on 213k, (17%) declined. They have counter-offered 183k (14%), which I still think is good, gives you an idea of the market round here though. Going to ask for them to include all the furniture, they think thats worth about 10k lol!

    there is still play on this. furniture not worth 10k... seriously. plus it will only be white goods and carpets, maybe blinds

    i would go for 178k with white goods and source the rest yourself. thats if you want the white goods

    dont forget them to bang in the extra sockets and full bathroom tiling etc
