were in the middle of a px now,
we got offered 118k for ours, and they said they do theres at 195k. was on at 216k i said no way, came back with 125k for ours and 190k for theres so from 77k difference to 65k not to bad i think!! so they will move0 -

We have seen a new build we really like, and in the area we want
The advertised price is £229,999. It's a 4 bed detached, similar ones second hand are on the market for around £189 but not selling. The development has big competition in the area from at least 5 developers. 3 Miles away still in a good area a 4 bed detached has dropped to 170k and still not sold
Due to doing a part-ex what offer do you think we should put in
I'm after:-
Carpets
Fitted Wardrobes
Legal Fees
Stamp Duty
What price do you think we should pay for the house?
I know it's all down to what we get for ours, probably 115k which is market value

if you are going part-ex you lose out on negotiating tools - cos you need them to buy your house. If you sell your house first you are then in a better position to negotiate.
This I learnt reading other posts cos I'm in a similar situation.
I have been on market since May 07. Need to move as have 3 kids in a 2 bed terrace. I'm on at £94950. Was offered £83k part ex and full ask on theirs £139950. Said I couldn't afford. Could offer £128k. 10 DAYS LATER! I heard from EA (I rang them) - said they could not budge off their ask but would offer me £87K for mine - I said ok - as I could afford this.
Now, my paperwork has come through (after mortgage applied for) and it says my house for £84950 and theirs for £137900. Same diff in price but now I have to adjust all the documents! How annoying!
So you can try a negotiation - you never know - worst they can do is say no. I was told to expect nothing - no discount - but I got one and I got legal fees paid.

developers like everyone are feeling the pinch so negotiate hard even on P/X or easy mover schemes. there are discounts to be had all our staff are trained to negotiate they are not order takers they enjoy the job and would expect negotiation remember march is the first quarter end so stock plots for the taking if you can move quickly.:rolleyes:my bark is worse than my bite!!!!!!!!0

after looking through the property echo lastnight and chatting with some new build home owners on some other forums it would indicate that the average discount is around 30k
I will refuse anything less0 -
Our position is the same as many other people Im sure ie we want to move but can't sell our house. We live in a George Wimpey house (4 yrs from new) and wish to move to a new bigger Wimpey house only 1/2 mile down the road.
We are considering a px but know that what ever offer we get the asking price for the new build is too much for us at £345000. Does anyone think we would be able to get a massive 65k discount on this? The only bargaining tool we really have is a firm mortgage offer and decent deposit.
Any advice would be appreciated as this sounds like wishful thinking to me!!!0 -

We have persimmons area sales manager coming to see us this Saturday. If he thinks he's going to rip us off in this market he's got another thing coming.
I'm after a fair offer for our house + £30k discount + extras
If he wants a sale he's got one, if not they can keep yet another empty house on the development
Don't forget it's a buyers market
I'll let you know the outcome after he's gone

We are moving up and spending thousands extra, yes we are buyers
Don't forget, builders artificially increase the advertised priced as they expect to be knocked down. Part-Ex or no Part-Ex, they aren't getting sales so we can negotiate.
Tell them what you want, if they say no walk away. If they really want to sell they will call back.0
