But in all honesty the house I'm part exing on was discounted already by 10k and if I didn't have to move very soon i'd probably be as brave as you.

If someone came and paid the ask on your house what would you do about buying the new house? Or would it still be too expensive?
To be honest it would still be to expensive but we could get away with less of a discount. We are lucky in that we do not have to move we just need more space so walking away is no big deal.
These things usually happen for a reason and the right house will always be achievable!!!!!0 -
We got quite far with Persimmons on a home exchange. When they stiffed us and sold 'our house' to a developer who bought 20 plots we moved on.
Then he pulled out suddenly.
They came back to us, but by that time some older comparable houses came on the market and we realised we were going to be 15 - 20k out of pocket if we resold in the near future (about 190k asking price).
We changed our offer to 15 - 20k less. They rang us a couple of times, but we held firm. They didn't improve their offer so didn't get the sale. I think they may have been more flexible if we'd sold our house ourselves?
We've now sold our house to the 3rd couple to look around it and are in a much better position. And we're certainly thankful we didn't buy an overpriced new build when we were dazzled by the newness and carpets,as it would have cost us dear.
Anyhew, my point is, they aren't always desperate to sell, just 'cos it's a new build. It's worth a try as they DO overprice, but don't hold our breath!I am a Mortgage Adviser

I forgot to add.... we are selling it for 10k more than they offered us 8 months ago (120k vs 110k). BIG difference for a small convenience... in my opinion...

No, the last valuation was done on Tuesday so that's everyone now.
I'm just waiting for the call with the figures.
