            UPDATE
Couldn't hold on any longer, and after looking at about 15 more properties that weren't that great, we put in a straight offer of 135k. Said it was absolutely our best and final offer, and that we had spent all week getting finance in place.
Got a phone call today saying it was rejected. They really want 137,500 apparently.
The EA told vendor he was a fool not to take it for the sake of 2.5 grand, as the house has been on since Aug 07 with no other offers whatsoever apart from ours.
Absolutely fuming as EA told us vendor would accept 135.
We are going to have to walk away now, which is very upsetting. I just cannot bring myself in this market to offer only 2k below asking price when it is clear that the vendor is just being stubborn/greedy/stupid.

I'd give the EA a call in 2 weeks and ask if the vendor will reconsider.

I think that's probably right; were I the OP, though, I'd avoid a seller who seems quite unreasonable and start looking at other houses....much enquiry having been made concerning a gentleman, who had quitted a company where Johnson was, and no information being obtained; at last Johnson observed, that 'he did not care to speak ill of any man behind his back, but he believed the gentleman was an attorney'.0 - 
            I agree with neverdespairgirl, I would walk away from this seller no matter how nice the house is. I'd be worried about them changing their minds further into the selling process, and Addy1 losing out on money spent up until that point.

            they can't really want to move - been on the market that long and no offers... then reject your offer of just £5k off the ask! Madness I'd take 5k off my ask and mines only 95K - because I want/need to move...
They are pratts - bet they'll take it off the market soon and stay put....

 It's horrible I know, done the same myself. House buying is emotionally draining as you can become very attached to the house you've decided to offer on.                        0
