The EA sounds like a complete idi0t.
Just because you don't want to pay the stamp duty doesn't mean you cannot.
It's a game of nerves. I reckon you would get it for 125k if you held out long enough.....but then again I'm only guessing! I know it's difficult because you want to secure the deal.0 -

He is an idiot! I mean who in their right mind wants to hand the government over a grand of their hard earned cash?
They have mentioned 135 as what the vendor wants, my dad is going to ask if there is any movement on that and if they say no (which they prob will) We are going to pretend to walk away. Then wait for them to call us for as long as I can hold my nerve!0 -

Can I demand to deal with the girl we had been dealing with? She is new so not as patronising and manipulative, and that is who we have given all the offers to, it is just this guy who rings back to basically say "no you can't have it you can't afford it ha ha ha" (exagerated obviously!)
Does anyone think it would be a good idea to organise another viewing and then try to speak to the vendor himself? (viewings are not accompanied)
Maybe he doesn't know how rubbish the agents are.
One more thing, the house isn't on rightmove with this particular agent, and it isn't on their website. They gave me the details in branch. He has no sign outside his house or anything.
Does this mean that he is paying a lower rate or something to the EA for them not to actively advertise? Maybe this is why they are not being helpful?0 -

If his agents are rubbish (and obnoxious too, by the sounds of it), feel free to go behind their backs.
Put your offer in writing, going a bundle on how much you love the flat, that you're spending as much as you can, and that you're well set up with deposit and mortgage agreement etc, and then stick it through the vendor's letterbox;)0 -
They only live round the corner so that wouldn't be a problem!
Would it be terrible to go with the other EAs that they are on with?
My dad says to put the EAs horrible points aside and carry on with them, or view again and try to get in to a conversation with the seller who is very nice.0 -
It doesn't matter which agent you approach them through - you're not the one paying;)
There'll be an almighty row between the agents about the commission and the value of the introduction v the value of the transaction, but that's not your problem. Serves 'em right, I say:rotfl:0 -
Maybe it will teach them not to make judgements about people's finances just because they refuse to see the in house mortgage advisor.
Funny thing is it has started to get to me and I almost want to blurt out what we earn etc etc and what we do for a living in order to make him see I am not just some idiot who doesn't understand how much it costs to buy a house.
I am tempted to go in to the branch with the info we got thru from mortgage broker and show them that but not sure it will help and I will probably end up getting annoyed.
The only thing I am worried about is the light in which he is putting our offers forward to the vendor.0 -

The average estate agent earns £14k a year - even the manager will only be on around £30k. Even with their in-house financing, they probably can't afford to buy. I live in London Zone 2 and even here, on their supposedly massive commissions, all the agents I've been dealing with are renting:rotfl:0 -

If he was brought in as a patient of mine I would have to treat him the same as everyone else, regardless of the fact that he is an estate agent;)
