    I forgot to say they are also wanting to leave the wardrobes anyway but I guess they wouldn't be worth much.
    Maybe I could ask for the fridge freezer? It seemed quite nice and we don't have one.

    Oops. Never mind! I don't think they would have accepted in no matter what anyway.

    By the way the EA was horrid, it was the manager who I think has stolen it off the new EA we had been dealing with. He laughed at me and implied I wouldn't be able to afford the house anyway because of what happened earlier with mortgage advisor. For all he knows I could be a lottery winner or a city whizkid getting 100k bonuses (I wish!)

    You are in the driving seat.

    Ring them back tomorrow and say that £125K is your offer. Remind them that you are FTBers, have a decent deposit and mortgage approved. If £125K is not enough, say that you will look at some more houses this week (with rival EA) and might get back to them next week.

    One more thing, if we went to them and said 130k and you pay our stamp duty, what would be in it for them? Surely they would just say to themselves , ok it is an offer for 128.5k or whatever?
    Or is it psychological in order to let them get the price they had in their heads?

    Well, you could say that £130k would leave you with absolutely no change left for Stamp Duty.

    They'll still think of it as £128,500 but it will at least help them see your reasoning. They might be happier helping you onto the property ladder :rolleyes: than just taking a lower price. And they can still tell their friends at dinner parteis that they got £130k for it!

    OMG I can't believe that they did this?! Who do they think they are??! Have you got a mortgage in Principle from your mortgage advisor? If you haven't then I suppose they are trying to muscle in and try to get you to get a mortgage through them to get the commission. Even when I had an offer accepted in Jan, I had the EA ring me back and offer their services and I refused as I'd had an agreement in principle to which they asked who with?! I told them and they said "we can guarantee better rates than them!". I politely said, no thank you and I was quite happy with the lender I'd chosen. But they were so pushy! If only we didn't have to deal with EA and their in-house mortgage brokers :p

    Well I am enjoying this thread so keep us posted as to what happens next in the fight to get a house for under stamp duty :D

    I think they are under the impression I am a sillly little girl as I am 23 and look younger, little did they know I have the advice of you lot behind me!

    ANOTHER UPDATE

    Put in offer of 130k if they pay our stamp duty.

    They didn't put this offer in to the vendor, they took stamp duty away from 130k and then offered that. So the psycological advantage was lost!

    He then rang my dad and told him from now on they would only be showing me things on below 125k as I clearly can't afford stamp duty.

    What a patronising idiot.

    Am tempted to go to the other estate agents that the house is on with I am so angry!
