YET ANOTHER EPISODE IN THE SAGA
Today I went and presented them with mortgage agreement papers, to prove we could afford it. I also asked if I could speak to the girl I was dealing with and apparently she left yesterday.
I do not blame her if she has to work with such idiots.
I then asked if I could deal with the other EA we had been dealing with, they said no, only this manager guy at another branch.
So I said is there any movement on this 135 figure at all. He said the vendor categorically wants 137,500 but the EA has "convinced" him 135 is more acceptable. He apologised if I thought my offers hadn't been taken seriously.
So I asked is there any movement on this, he said definately not. I said ok we will have to leave it there.
Then I rang them and asked to look at more properties so hopefully they might try to convince the vendor to reconsider negotiations .
EA then said, and I quote
"I couldn't care less if you use our financial services or not. All I want to know is that the sale is going to go through and I am going to get my comission. It is all about me at the end of the day"
He then tried to laugh it off, which was met by silence from me. I mean, I know it is true, but I can't beleive he said it! The vendor would be furious!
If no word after weekend, then I am going to ask for 3rd viewing and try to guage vendor from that.0 -

Wouldn't you just love to have him saying that on tape?! You could stand outside the estate agents and play it to anyone about to walk in. :rotfl:
I've also had my fair share of incompetent EA the past few days, so I know how frustrating it must be for you.0 -

drop a note through the vendors door and explain how cowboy the agents are and repeat what you state. reaffirm your offer and give them your mobile number, say you are happy to arrange a private sale if needs be
they might then reconsider and contact you directly.0 -
What an absolute numpty. Will your broker be willing to put the offer forward on your behalf? Sad to say, they may get a better response from the EA.
Going back to your earlier question re approaching the other agent, there is nothing to stop you doing this, however if the first agent finds out that you are buying the property, the vendor will probably be liable to paying two sets of fees, which may make him/her pull out of the deal.0 -
Thanks for the advice. I am, sadly, not able to hold my nerve, and am going to offer more tomorrow morning.
I have been getting my dad who is a ACA to put in offers, cos he sounds more professional than I do and is more experienced.
Think we are going to offer 133k and ask for the shed, fridge freezer etc as well. We went to look at other houses as the weekend and none are even in the same league as this one.0 -

Hold your fire. Wait a week or so. See if anyone else puts an offer on the place. Ask to see it again. *Then* see how you feel about upping your offer.
House money is like ticker tape - the sums of money involved are so massive to begin with that the numbers quickly run away from you. You get to the point where you start thinking that £5k is nothing at all. How long would it take you to earn that? Don't just give the money away - it will take you a very long time to pay it back:o0 -
Unfortunately, no money on the way to the corner shop. It would have been nice though.
The thing I am worried about is someone else putting in an offer and then getting in a bidding war.
I think maybe asking to see it again is a good idea, maybe I will do that tomorrow instead of putting in an offer. Especially if me and my partner can go together, he is a policeman so has good persuasion techniques (and before anyone asks they don't involve a truncheon and CS gas!
)
Also fingers crossed for an increase in the stamp duty boundary in the budget!

Do not panic.
What are the vendors hoping to do? Are they buying? Is there a chain? How much did they buy the property for?
It could be that they will not sell even at the asking price.
Is it so nice that another property will not fully meet your needs in the next few months? Spring should see many more properties coming to the market.
OTOH, if you like it that much, try making a final offer. Do it while the vendors are there and make it clear that it is a final offer.

They are moving to the country side. They have not even decided where to move to, so no chain or anything, and also no panic on their part unfortunately.
They bought property in 2001 for 69,950 so we know they will be able to cover their loan, and that there is not a problem from that point of view.
I was wondering about how motivated they really were to sell.
We are looking at a pretty narrow area, as we don't want to be in student territory; I have had enough of that for the last 6 years! And it is on the edge of a nice area so hoping for ripple effect!! There is also a bypass being built nearby (not so you can hear/see it!) so that will improve transport links to city centre (3 miles away). So I am not convinced something else as nice will come up. It is acutally in exceptional condition in terms of boiler/DG/new roof etc etc- all the expensive stuff, but decoration not to our taste.
All the others we have seen have been the other way round, done up to very modern, but very cheap standard...
I think a 3rd viewing may acutally show vendor that we aren't just trying our luck and also we might get an idea of whether or not he actually wants to move!
