Thank you both. Just waiting on a phone call tomorrow to say that the offer has been sent to my solicitor and that she has read it & confirmed all is ok then we can exchange. Still worried something will go wrong but trying to look forward to the move. It will be hard to adjust to a smaller house but even before all the debts we wanted to down size, probably just happened quicker than we wanted too but if it helps get rid of some of our debts so be it at the end of the day i will make it a home and love it and be a much happier person for the kids they deserve more than a grumpy, unhappy mum.0

Fingers crossed that all goes well for you. So sorry about your daughters wrist. My 7 year old broke her arm really badly at gymnastics 8 months ago, had to go to theatre to have it pinned. But she was out of plaster within 4 weeks and she is as right as rain now, so i am sure your little girl will be too.
Keep us posted with your progress, I have just 12 more months left with my very expensive mortgage before i can hopefully remortgage with another company, so I am pulling out all the stops to build up a better credit rating so I wont be in this position again. Well we've still not exchanged contracts so no hope of the court hearing being cancelled tomorrow. Any ideas what the judge might do considering our sale is about to go through? Solicitor is going to try and exchange before we go into court but wont hold my breath. Trying to get completion date for the 26th but not even sure if we will have the mortgage monies through by then so its all looking a bit all over the place once again. Can anything go right for us this year? On the good front daughter has had her plaster off and all is ok so that's good. Was her birthday yesterday and you guest it, she wanted roller skates and got them, do i put myself in these situations!!!!!!!!0

They got their charging order & can you believe we've still not exchanged contracts!!! We now have a moving date of next Wednesday and i can't believe we've not exchanged, still a bit of the day left yet so fingers crossed!! Court wasn't as bad as i thought so anyone going through the same, try not to get too scared about it, we had a lovely judge even though things didnt go our way. My luck hasn't go much better either. My best friend had a baby on Monday which is now in intensive care and hubby's uncle is also in intensive care they were going to switch off his life support machine and 2pm so waiting for a phone call. I can't believe how things year is going, i dread every phone call seems that just when i think things can't get any worse they do!! Any will let you know if we finally exchange today.0

I have only just caught your thread and read it from start to finish, I had a churning stomach and can feel the anguish in your posts. I am pleased it is working out now though and that you will be able to enjoy the rest of the year without all this stress.
It goes to show that women really are the stronger sex (sorry fellas!). I am a single mum too and have to do 2 jobs to keep a roof over our head, the pressure sometimes is horrendous especially if anything goes wrong i.e car. I sometimes wonder if I would get withdrawal symptoms if I didn't have a constant supply of adrenaline flowing through me with the stress of it all!Second and final LBM 01/01/11 Nearly got there but fell of wagon. Well you guessed i, we never exchanged contracts suppose to on Tuesday now and complete on Wednesday if we don't our buyers buyers are pulling out which means all this has been for nothing!!!!!!!0

Hi sira what is the delay with exchange of contracts? has your solicitor given you any idea at all what the issues are here? it is possible to exchange and complete on the same day although this is something that the solicitors don't enjoy doing as it means they have to work hard!!!
I'm pretty sure that you will find your buyers won't want to pull out and go right back to point A this close to exchange and are just trying to put you under pressure.
What is your sales progresser/agent doing to chase exchange?
Spend Tuesday on the phone, to the solicitors constantly. put them under pressure and call every hour if needs be to find out hwat is going on. try to get an idea from them of the reason for the delay and impress on them how much inconvenience this is likely to cause everyone.
But... being realistic... your buyers are packed and ready to go for wednesday.... they probably only have the kettle left out and their beds... Will they REALLY want to unpack everything, go house hunting again, pay solicitors fees on another property as well as on yours and go through it aaaaaallllllll again.... Get your agent to impress this on them as they should be getting involved and helping you out also.
