So sorry to hear about your situation. I too have had a really hard job getting a re mortgage due to adverse credit and the ones I did get offered were high rates and carried hefty fees to take out the mortgage.
Are you on interest only on your current mortgage ?
I notice a few other people are advising you to sit tight and not move, I am inclined to agree with them, the time does not seem right for you to make any major decisions. Have a word with CCCS or citizens advice, they are both excellent.

Thank you so much Van can't believe someone is thinking of me, that means so much thank you. It's all been a bit hectic over the last couple days and i've gone through every emotion possible. Last night i got a call from Charcol saying my mortgage could be ported and i could go on interest only payments saving £250 a month, ecstatic or what!!! Put in an offer for the house we wanted, fantastic was accepted i was on such a high all our problems seemed to be over, got the house we wanted, would be able to pay almost all of our debts off as we would save a further £8,000 by porting our mortgage as we didnt have to borrow so much and wouldnt have to pay early redemption charges. So ive gone from dancing on the ceiling to rock bottom again tonight. Charcol said 'forgot to mention the little CCJ thing to mortgagees now they won't accept us porting and the builder has changed has changed his mind about the house he's going to live in it instead!!! I can't belive it, is there something wrong with me, nothing ever goes right! We really do want to sell as we have got a good price for our house, we will be able to get ourselves out of debt, fresh start and we really can't afford to live here any longer. The maintenance costs a fortune, our mortgage is high and if we leave it any longer the price will go down and we wont be able to move for at least another couple of years. At least this way we can pay off the CCJ & other debts and although we've missed out this time, we'll be in a good position to buy, better position for a mortgage & with the market coming down get a good house for our money. We don't manage on the DMP, ok i manage tokeep our heads above water but the car only has to go wrong and we're in trouble, i havent got the money to take it at the end of the month, my daughter school bus fees are due and i dont have the money and this is forgetting about clothes ets which i just dont have the money for. I have rang every rental agent in the area and there just isn't anything and believe me i've not been fussy what we look at!! I really don't know what to do, still not sleeping and still crying i'm looking good!!0

Im so sorry the house plans went wrong, maybe you were not meant to have that one. Have you tried some of the brokers on this website, there is a section on mortgages and mortgage brokers who are whole of market and not all of them charge fees. I know trying too many brokers gets your credit file searched and leaves footprints, so maybe just try one and wait till they come back to you. I got one of here, Chase de Vere I think, spoke to a guy called Anthony Emerson, he was so helpful. Some mortgage companies will accept you if you have ccj's, although as you already know, you will pay a bit of a higher rate, but at least you can do the interest only till you get on your feet.
Im sorry im not much help, im not an advisor or anything, just in a very similar situation so I know how tough it is, I am on my own with 2 young girls aged 8 and 11 and 1 am having to work 60 hours a week to pay my £863 mortgage which has doubled in 18 months.... dont despair...I dont, there are so many people on here who are a fantastic support and have lots of useful advice. You only have to shout and someone will hear you, good luck and let us know how you are getting on.

Unfortunately we dont have the room for a lodger. We have had some goodish news today we used Charcol which was recommended on the site for mortgages and although it was alot of me pushing and ringing we have finally had an offer for a mortgage today. It is interest only and alot of money but still it's a little less than we're paying now and it is fixed for 3yrs so we'll know where we are for 3yrs after which we can remortgage again hopefully things will look a little better for us. So now the race is on to find somewhere before our buyers pull out so we have gone through all the websites tonight and short listed some to look at, fingers crossed. We have also been speaking to another broker who said we would be foolish to rent as we would be tempted to pay off all our debts and leave ourselves nothing for a deposit on a new property, plus if we have a mortgage it will help our credit rating. I think he's right and we'd rather be paying a bit more and have our own house rather than putting all that money to rented. I figure we can pay off the CCJ straight away then spend some time negotiating the other debts whilst staying on the dmp. We will have approx £20,000 left to throw at approx £31,000 debts. Have also decided we really will buy and not rent so if our buyers wont wait and we lose them, well that's how it will be, we will keep going until we find the right property and wait for another buyer. We have to go to court in March for the CCJ to become a Charging Order but i don't think that will be anything to worry about will it? Still really worried that this isn't going to work out but fingers crossed. Van, i just have to say what an inspirational woman you are, you are truly amazing having all of that to cope with and yet you can find time to support someone like me, your kids are very lucky to have a mummy like you xx0

(((HUGS))) Sira ... everything will work out in the end it's just hard to see the light at the end of the tunnel when the tunnel seems so bl**dy long! Take time out to look after yourself ... the mistake I made was not doing this and ended up with anxiety and panic attacks which are still with me a year and a half later. Firstly i want to say a BIG BIG thank you to you all for getting me through the past few days i really do not know how i would have got through without you all and such positive thoughts. I really did feel so alone with everything and really did feel there was no light at the end of the tunnel. We put an offer on a house which wasnt accepted so we upped it and it wasn't accepted now we have put in a last offer and builder is waiting to hear from another couple on Wednesday who are also interested and if they dont put in an offer then he will come back to us. I actually think he is trying to bargain us off against each other and i don't like that so i hope it all goes very wrong for him and he doesnt sell!! We have also found another house, not a new build, but it has everything we need just wants some tlc other than that would probably be our better buy as we won't have to buy carpets etc so wil have more left to throw at our debts. They are sleeping on it so fingers crossed we will have a positive answer tomorrow. Just hope after all of this Charcol havent bodged the mortgage up, they are asking for more details of our debts & CCJ at the moment so i hope he made it clear we will have some amount of debt left, but we did get an offer in principal which is a start. I feel so much more positive i just hope we have some good luck from now on. Oh yes and guess what, i've paid off my first debt, wasn't a huge one but at least it's a start!! I also started back at the gym today, thought it would give me that me time as jet suggested, i feel i have more energy and my head is clear. So it's all a little better today, let's hope i have even better news tomorrow xxxx0
