    The reason I wouldn't want HPC to be in every other thread on this forum is because in reality these threads often become no go areas for some because of the usual trolls. They then become unproductive to anyone who isn't wishing as opposed to just believing that prices will come down.

    Whilst there is a shortage of effective moderation on this site I fear that this approach is best.

    I think the general feeling is that the sticky is a good idea.

    So as I've suggested before lets add some more stickies

    1) I want to BTL but I have no idea what I'm talking about (already mentioned)
    2) Why won't my terraced house in Barnsley, sell for it's asking price? (currently asking £480,000)
    3) Why am I not getting any viewings? When my house is 2x the prices of the ones around it
    4) I want to be a property developer, how can I start with no experience or knowledge of the market.
    5) HIPS are useless and I'm a convervative NIMBY


    etc etc The list could go on

    I like your style, and I see your point.

    However my observations are that the examples you list tend to be specific to the issues surround the OP. HPC is specific to the market in general and not OP specific, so the discussion should IMO flow on.

    On another forum I used to help moderate they have threads specific to continuous topics but they used to let them run to 100 posts then lock them and start the next volume.

    This means that members would only really need to read the last 100 posts at a maximum then add his contribution to the end if he wants to. It also stops the site from crashing as well.

    Within the OP of each volume there is a link to the previous volume, and a link to an index of all volumes so members could quickly locate the appropriate volume, rather than having to read every post.

    Maybe we need that here.

    Nenen, I used the crash line from the poll result. Personally I don't consider that 20% is a big enough drop to deserve the label crash because I'm used to thinking in 35-45% stock market crash terms but I just went with what the poll called a crash.

    The house buying and selling section may get quite difficult if there is a big drop: people able to buy or picking up repossession bargains posting while next to them people who couldn't handle their payments are posting about repossession. May be tough for some to see that others aren't rejoicing at their personal misfortune but instead at a market change that finally gave them the opportunity to pursue their own dream.

    The following is not my opinion, it is FACT

    1.The only thing that clogs the board up are those countless threads where some chump posts a link to some boring unsubstanciated tabloid HPC statistical nonsense then uses too many smileys to demonstrate their glee because they are too inarticulate to convey it in words. YAWN. These are the threads which need to be cyphened off to the sticky.

    2. Open, considered debate on the subject of house prices should be freely allowed. And really, it still is if you think about it. Most threads have an element of 'rent-and see, theres trouble ahead' or 'you should drop your price by 10k' theres nothing wrong with that and they don't get moved to the DaddyThread.

    3. Everyone needs to untwist their knickers

    Peoples glee at crashing prices worries me.

    It's not just house prices that will crash, they will take the whole f*****g economy with them.

    People who think they will be able to get on the housing ladder or expand their BTL mini-empire are going to be in for one HELL of a shock when they find that NO-ONE , not any bank, will lend them money to buy property.

    Only a few people will really be better off, and they are sitting on cash-piles measuring in Billions from the development land they sold 18 months ago, just before the peak. They will sit on their hands until prices bottom out then clean-up at the auctions, picking up houses valued at £150k today for £5-10k. This happens EVERY TIME.
    Bankruptcy isn't the worst that can happen to you. The worst that can happen is your forced to live the rest of your life in abject poverty trying to repay the debts.

    That is the extreme view but in essence you are correct.

    Lower house prices + higher costs of borrowing = same costs to buy.

    Many of those who don't have a mortgage and could buy with cash in a stable economy may find in a recession that they have had to spend the cash on tiding over bad times, so they will be in the same boat as the rest of us.
