  • Always the practical one, may I just suggest you do yourself an up to-date SOA out, and if possible via cap, ask them if they can get rough running costs/estimates from the LL. Apart from that your choice sounds lovely. (and if the twins are musically inclinded you already have a possible music room.

    The landlord is an angel. If I had a spare property, I would do the same for you as I like to help people.
