    We have a dog and we are a definite shoes off house!

    The dog gets a proper wipe down when he comes back into the house.

    Having Pets does not mean a house is dirty or smelly.

    I have had issues with houses pets, I offered on one which had a crack in walls and I pulled out also finding it hard to find one which fits a tumble dryer in a kitchen. A new build would work yes. Or if it’s empty fully painted ect. I do feel a failure for pulling out and not moving. Financially I have a big deposit to 2nd step up ladder and it’s not happened. But having gone through 2 years of legal work with offers and no house I may have ti delay it. I find it’s always I would buy the house had it not had pets or cracks in wall .. ect

    The fact you are two years in and have not moved is rather telling.

    My earlier post stands, you are looking for any excuse not to buy. Which rather begs the question why you have wasted two years of your life (and sellers lives) with the pretence that you are?

    You are telling us that, ironically, you likely have already been living in a pet's home for years, and not even known? That is brilliant :-)

    Gadget, you fully acknowledge that you have OCD about such matters, so also accept your reservations are not entirely rational. So it's hard to persuade you otherwise using simple reason. But, if you have viewed this home without being aware they had dogs - there was no pet smell - and there also wasn't any obvious artificial smell added to perhaps disguise this, then it is overwhelmingly unlikely that the dogs ever made even a whoopsie in the house. And certainly not a poopsie. Our two didn't.

    If you are prepared or expecting to replace the carpets as a matter of course, then all I can suggest is that the resulting house will be as clean as any non-pet house you will also be looking at, so it would be a real shame to lose out on the one you both seemingly prefer based on what is in effect 'nothing'.

    Is it any persuasion that a doggie home was more likely a happier home too? :-)

    First it was complaining that agents Woukd arrange viewing.


    Now he has had viewings but always found a reason not to proceed.

    It also appears he is putting in offers and withdrawing them


    No wonder agents are not taking him seriously.

    There is no help anybody on the forum can give you.

    Yes i said to my wife and family about maybe getting some therapy and going back to view it again and apologise but perhaps they wouldn’t want to hear anyway so may have to delay any move for now anyway?

    I think you'd need to move on and not waste the time of the seller of the next house.

    Any seller would be wary about accepting a new offer from someone who already pulled out without a solid reason and assurances it'd proceed this time.
