    I know I shouldn’t use Google but smokers and pets are a put off for a lot of people right? I know from experience agents have said that.

    Who do you trust more estate agents or your own eyes and nose when you enter a property?

    It is bleeding obvious when you walk in the door whether there’s a strongest smell of dogs, smoke, or the overpowering centre of air freshener.
    Ditto marks on the carpet.

    How did you manage to buy the house you are in now, given the level of concerns being expressed?

    No.

    We view a house with how we will live there in mind.

    Furnishings, carpets, curtains and anything else can be either cleaned and refreshed or more likely removed and replaced if the need arises.

    Smells change over time. Your house may smell unpleasant to other people.

    Both houses were painted fresh and empty that’s how I managed before. Actually don’t see many empty now unless first time buyer ones

    I have sold and bought and sold 6 houses while having between 1 and 3 dogs at the time.

    Nobody has mentioned to me or the estate agent about a smell.

    All houses sold quickly to people who viewed.

    I have never asked anybody to remove their shoes before entering my house for any reason.

    I do not consider my house is not clean.

    I vacuum my carpets daily. I steam clean my floors regularly and also shampoo my rugs


    My dogs are completely housetrained and make less mess than my grandson does when he visits.

    Perhaps you should visit your GP about your OCD before you view any more houses.

    So even though you couldn't smell anything when you viewed it, you have pulled out because you think might be able to smell dog at some point in the future?

    If you are that worried about who has possibly lived there before I think you will need to buy a new build. After all, a house that has been lived in will have had spills, animals and/or children in it

    I would suggest that if you need a new property that you get a new build.

    No-one can guarantee anything.

    And from personal experience new builds are not as clean and smell free as you might think!

    Just be grateful you didn't buy a house with stoneworm!

    Also don't forget lots of people die in their homes, such as my mother and paternal grandfather.

    When we were buying our new build the lady in the sales office mentioned that she had just finalised the sale of another house, bought because the buyer's wife had a phobia about houses that someone had died in, and buying a new build was the only way to guarantee that this hadn't happened. She hadn't dared tell them that one of the workmen had died of a heart attack in there……

    Not as tragic, but while the toilets in new builds may be 'new', they are not necessarily 'new and unused'!
