    Is this is Modern Method of Auction??? That would massively reduce the number of potential buyers. 

    Regarding the demand for payment if there is a sale to a previous "viewer" is fairly standard, although I'd expect the restriction to be 6 months.

    It's going to be essential that they provide you with a full list of anyone they have introduced and that you give a copy of that list to your new agent.

    Yes, the modern method of auction is sold as easier for the seller (and a way of avoiding costs) but the deposit from a buyer is so high (6k, maybe more) many ordinary buyers are put off even looking at the property.  Sales can go wrong for all sorts of reasons not covered by the contract, then the agency gets to keep the deposit and find a new, rare mug to convince to buy the property who they can also get the deposit off.  It makes the EA a lot of money, but not the seller (who normally has to sell at a very discounted price) nor the buyers.

    It was sold to you as an easy way of selling the house with low costs for you, but you lose a lot of buyers that otherwise would be interested and the selling price will be a lot lower.  So everyone except the EA loses in this situation.

    Good luck, I hope you are able to find another way of selling and are able to move on.

    Today I shouted a the conveyancer, who actually called me in the morning to offer more ‘products’. He knew well and good how close to the edge I was, I think it was deliberate on his part to push me more. I ended up calling him a !!!!. And fortunately in town walked straight into a solicitor friend who said they , the auction house, conveyancing house and Eastate sgebts have acted unlawfully. In that any contract I signed, I wasn’t given a copy of or a cooling off period. Also they are all operating under a ‘conflict of interest’ enterprise, totally illegal. I have an email from the conveyancer telling me to send my details to my solicitor, so I sent an email to the EA asking that I thoughts that company was our conveyancer, and he said, yes they are!  They are clearly not real solicitors. 
    Good news the solicitors I contacted are going probono after all three sectors and we are going to sue for several things. One being their incompetence, and the other is a doozy, someone won’t be able to afford a holiday or putrid suit this year. They simply cannot trade in this manner. 
    I don’t regret verbally abusing them, it might make them more aware of people who get pushed to the edge of their tolerance, and back down.

    I'm glad you found someone who can help you but the first thing is to get passed Friday, then extract yourself from any relationship with the EA/conveyancer/auction house. Make sure you get the list of people with whom they have contacts. Ask them now so you've got it before the contract ends.

    You really do need to share whether this is a modern method of auction, so people can help advise on things like cutting the price without consent.

    In this circumstance, the OP needs to focus on their own mental health and safety. OP, please, please look after yourself. As your first priority.

    OP, for many years I was a social worker and have seen first hand people crack and burn under pressure. Honestly you need to walk away from this house for now, seek some support for yourself and tackle this again when refreshed. Certainly don't go signing any new contracts with solicitors etc whilst you are not in a fit state. 
    As this is an inherited house, get the estate to pay for someone to do this work and they can be payed from the sale price 
    An answer isn't spam just because you don't like it......

    OP - you need to help people to help you. Answer some of the questions people here have already asked you, the key one being have you sought medical help and also was this 'auction' the 'Modern Method' - it sounds like it as a proper auction is held on one day, people bid and whoever wins has to exchange contracts immediately. 

    Who benefits from the sale of this property? Presumably you have to share the proceeds with your family? Do they have any say in what it's sold for? 

    What do you need/want from it? Do you need to get £X for it or do you just want rid? 

    You DON'T have to pay any of the current bills yourself (assuming you don't live there yourself). It is all paid out of the estate once sold. 

    You have a solicitor friend? Ask them to explain the terms of the EA contract to you. There is nothing stopping you selling elsewhere, just that if it's someone the EA has previously introduced then they will want their fee. You ask them for a list of all the people they have 'introduced' and give that to any future EA so if any of those names suddenly wants to buy the house it will revert to the original EA. 

    BUT - just put it in a proper traditional auction. The auction house will advise on a realistic reserve price which will be low but it will be to encourage bids. Obviously you can set it at the minimum you'd be willing to accept.
