Complete candour here. The experience of selling a house has made me suicidal.

    You sound completely overwhelmed. It will probably help to talk things over, and the Samaritans are great at that. 

    I’m not sure if you want practical help on how to sell the house, but this forum can be pretty helpful.

    No feedback at all.  The 5 times  guy owns 40 properties, mostly terraced houses with rents between, £1000/ £1200 per month.. Probably too big for him. 
    I used the garage as a utility room. Washer and dryer and a huge chest freezer. Little colour portable TV with a coat hanger aerial.   Happy days!

     I want to someone to recommend someone who will sell my house quickly. A proper Estate agents, not filled with kids in ill fitting suits and Gucci loafers who tell lies. These are not professional people. I would bet that none of them I have encountered will be in this profession ten years from now.
    In Martin Lewis’s book about buying and selling houses. It actually says you are not allowed to bribe an EA, but you are allowed to incentivise them. I have absolutely no idea who they are working to help, if not themselves? I thought solicitors were bad,

    Please contact the Samaritans. You sound like you are in crisis and your mental health is the priority. Get help and support, worry about the house at a later date. Good luck and take care.

    I am so sorry you are feeling so bad.  I often ring the Samaritans, it does help even though they are not able to give advice, they listen and they are always there on 116 123.

    Hope you are feeling a bit better this morning? Have you spoken to anyone?

    One of the basic problems with estate agency, as artful so often explains, is that NO qualifications are required to be an estate agent. Estate agencies have to be members of one of the schemes that's supposed to weed out duds but don't seem to be very effective. The ones you've used will be members of one or other scheme and you can formally complain but frankly you need your energy to deal with the more important matters right now.

    On a practical note, you should not be paying for the utilities of the house you are selling. Those are the responsibility of the estate. So you put the accounts into the name of "estate of mum" and they will just wait until the house is sold The fact you administer the estate does not make you liable.

    It would really help if you could explain what why you think you are going to be screwed again on Friday, please? Unless we understand we can't help.

    There's a certain amount in your other comments that also needs unpacking but let's start with the Friday situation.

    The  auction house has relisted the property because my 21 day withdrawal  letter doesn’t come into effect until July 1st. Friday is the next new end of auction day. The house won’t sell. 

    Still leaves 10 days until withdrawal day.

    Then that’s when the !!!!!! really hits the fan.

    I can’t sell the house to anyone who has either viewed the house, been introduced to it, by them or their agents, AND, THE EVEN BETTER PART. *A connected person is defined as a relative, ie brother or sister, ancestor, or linear descendant of either the registered viewer, bidder or the spouse or the civil partner of the registered viewer/bidder.  This is for a period of 12 months.
    A f*cking ancester???

    This is standard wording for all agents. You can definitely sell it to someone they introduced later but you might have to pay their fees. 

    List it via a traditional auction and it should hopefully sell quickly

    We withdrew our house from the modern method of auction.  
    And found a new local Estate Agents.  None of the people who viewed via the Auction Company showed any further interest in the house when it was with a new Estate Agents.  All new viewers.

    It was still very very frustrating and we were extremely depressed before it eventually sold 12 months later.

    It fell through 3 times, firstly to someone who was going to refurbish it but gave backward two weeks later.

    FTBs who got cold feet just before an Exchange date was fixed.

    Third buyer was due to exchange and complete and the same day.  Nobody could get hold of him - unfortunately for us and him, he was in hospital after having a major heart attack.  He withdrew because of his health problems.

    Eventually sold to cash buyers who didn't bother with searches and it took only 3 weeks from offer to completion. 

    We did reduce the price substantially as we just needed it to be gone.  We had no mortgage or debt.  We had moved out several months earlier when we thought the FTB's were going to buy it.  We moved into temporary accommodation with family.  We are now in the process of buying a lovely new build house for cash and should complete in the next couple of weeks.

    Walk away from the Modern Method of Auction.  They are con merchants.  You will feel tons better when the 21 days are up.  Block them from ringing you, that's what we had to do.  Take a few weeks to get back onto an even keel.  Then start again with a traditional local estate agents, not one of the countrywide chains.
