Update
So seller has pulled out with one week to go. The house they were buying they fell out with builders and are no longer willing to move due to delays to it. So now I have been hit with a legal bill and no house. I can still sell but very very little to buy.0 -

Yes sadly we have been told we owe legal fees for no house so a waste of time really. We simply
couldn't anything else to buy and never wanted to rent. I was also put off buying in that street after that happened0 -
Does going through a mortgage application to this stage affect credit rating?Also I cancelled a few broadband contacts as I couldn’t get the right date does this affect it either as they do credit checks?0
