How long before the contract allows you to change agents faerie? There are decent agents out there, and I'm sorry that you have found yourself with one of the not-decent ones!

Have you thought of looking to see whether a Housing Association in your area might have accommodation suitable for your needs? I suggest this because although you wouldn't own your own home, you'd have security of tenure after a qualifying period, repairs wouldn't be your responsibility and there could be additional support available to help you by way of adaptations etc. I'd also see whether your local Council has a specialist Disability team who might be able to help you navigate this all.

You are paying the agency. Remind them of that if you need to.
You are not doing them a favour; they are providing you with a paid service.
And if the neighbour is shouting at you then walk away from her. You don't have to stand and take it.

I could change agents but i would lose my buyer, and my chain is down to nothing now because she has gone into rented. .I have to pay £1k if i pull out, which i dont have. . but if she does pull out it would be a relief to  get away from this agent and change agents
