Why is this house not selling

not sure many would agree that a Barratt home would be 'a dream' to be honestReadySteadyPop said:The experts are struggling to "sell a dream", ordinary people shouldn`t try and ordinary buyers are just looking at size location and price, pricing correctly is the key to success.

All new builds that I saw in 2 years of searches were definitely a dream, but only for dolls and teddy bears.
Maybe I was unlucky.1 -
Hi I’ve tided the downstairs toilet, cleaning products now in cupboard, tided utility room up. Our bed is different to the original picture, I’ve made sure it looks neat and tidy, decluttered drawers in main bedroom, I’ve tried to make the house look better. We had an offer, accepted it and it fell through as their buyers pulled out. Had a viewing yesterday and feedback was needs work doing to it. We have reduced it by another £20000. I’ve tried to get my husband to get pictures retaken with no luck. We have had an offer accepted on a house as we thought we had sold. I don’t know what else to do. We need to move, my mental health is at rock bottom and I just want to moveMarried 09/09/092

The feedback is indicating more price cuts needed, I know you don`t want to hear that but that is the reality of the market.

My advice is to take matters into your own hands. Retake the photo's yourself and submit them to the realtor. It's not a new build so it's a ridiculous comment to make it needs work. Maybe they are prepping for a low ball offer. Stay strong. You can do it.moneysaver12 said:Hi I’ve tided the downstairs toilet, cleaning products now in cupboard, tided utility room up. OP, you are getting viewings which suggests the listing is okay. You've had a proceedable offer which suggests the price is okay. If you stop getting viewings, then you should consider reducing the price, but I wouldn't go too far as this time of year is pretty slow anyway. Is the buyer of yours still interested?
We listed our house last October, we didn't get a decent offer until January, we accepted, buyer pulled out, another offer of same price in February, chain completed and we moved in August. Buying and selling houses in England is a real pain, but it is what it is.1 -
Maybe they are just looking for good value? Best not to scare potential buyers away in my opinion.snooksnj1 said:

Read through this thread - and lots of comments already about decluttering and better photos which I agree. Make bed 5 an office, generally declutter and have some new photos.
I think you should also consider the order of the photos - the front of the house is quite pretty - currently photo 4 - get that as the leading photo.
Photo 1 is currently the kitchen - and it's a tad boring (sorry!)1 -
I’ve suggested this to my husband and he is against changingReadySteadyPop said:
