Why is this house not selling

  • Hi I’ve tided the downstairs toilet,  cleaning products now in cupboard,  tided utility room up.  Our bed is different to the original picture,  I’ve made sure it looks neat and tidy,  decluttered drawers in main bedroom,  I’ve tried to make the house look better.  We had an offer,  accepted it and it fell through as their buyers pulled out.  Had a viewing yesterday and feedback was needs work doing to it.  We have reduced it by another £20000.  I’ve tried to get my husband to get pictures retaken with no luck.  We have had an offer accepted on a house as we thought we had sold.  I don’t know what else to do.  We need to move,  my mental health is at rock bottom and I just want to move 
    Have you tried changing EA?
    I’ve suggested this to my husband and he is against changing 
    Has it been the same EA all the way through, are they selling other properties that are on their books?
  • Sorry to hear that this is affecting you so much.  I probably represent the sort of buyer you are after, the house is the right size for me with the right number of bedrooms and I don't think they are too small either, if I was looking in your area I would want to view.

    I agree with many others, the photos are not helping.  I like the look of the outside of your house but the pic of the front of your house is not the one that pops up when scrolling through the houses up for sale - I would strongly suggest moving it to becoming the first pic on the list.  If I'm honest I usually assume that there is something wrong with the outside of the house if the pictures start with the inside not the outside.  

    The other pics also don't help - I can't picture the whole of the main bedroom as I can only see a little bit of it and the same for the other rooms too.  Everyone has mentioned clutter and yes that is the other consideration.  Is it possible to get the Estate Agent back for more photos?  You mentioned you have decluttered and changed some stuff.  When we sold our house we ended up moving stuff out of the rooms just for the photos and then moving everything straight back in again afterwards, we had a lot of stuff in a small house but it worked for us.

    I agree! Trying to market it "towards the top of the price range" is just counter-productive at this stage, 2 years trying to sell is it? Just cut the price until it sells and be free of the stress in my opinion.
