Why is this house not selling

Hi our house has been on the market for 2 years.  Lots of viewings but no offers,  reduced the price earlier this year. 

Can anyone suggest anything that we can do and also why it’s not selling please

    I would say the number one issue is presentation.

    The rooms look overly cluttered and the kitchen, bathrooms and decor are dated. 

    You are up against lots of other similar properties, you need to make yours stand out for the right reasons!

    Agree in spite of being 5 bedrooms the rooms are cluttered so appears not enough storage 
    Looks dated and kitchen needs replacing

    I like the kitchen - just a matter of choice really.

    yes the place is cluttered, might help if you had major tidy up and some new photos done. 

    am sure would  be good house for family.

    From looking at those photos it's not clear its 5 beds at all. They look tiny and the photos don't show the whole room and why is there a photo of the hall looking into a room? It's not needed. I think the photos are not good at all, so definitely better photos.

    It's dated, and cluttered.

    And while it's technically 5 beds, 4 of the rooms I would consider small and 3 single only. I think people expect 4 double bedrooms in a 5 bed house. Even the master isn't very large.

    Thank you for your replies.  When you say decor is dated.  In what way ?  Living room and dining room are duck egg and a cream colour paint,  kitchen is painted cream,  same as stairs and master bedroom.  What would you suggest we do please.  Can’t afford to update the kitchen

    I disagree with some of the above comments. 
    The photos and the fact it looks cluttered (Although I don’t think it looks that bad)  may be an issue if the OP wasn’t getting any viewings, but they are getting viewings so the photos are not putting people off which would indicate the problem is elsewhere.

    Either the price compared to other similar properties in the area or some other local factor that we aren’t aware of. 

    What feedback has the estate agent given you following the viewings? 
    All shall be well, and all shall be well, and all manner of things shall be well.

    Pedant alert - it's could have, not could of.

    Dated in that the bathrooms and kitchen look old and tired and they will have to be changed and although it's all neutral, it's all neutral and a bit dull. 
    It's just looks like nothing has been done to it in 20+ years. 
    I don't think you should be doing the kitchen or bathrooms but the price should reflect the work in relation to the other properties for sale locally. 

    I do think though the room sizes are a major issue for me if I were buying a 5 bed house and there isn't much you can do with those.

    If you use house price valuation sites based on the sale price in 2016 how does the current selling price compare ?

    At 2 years it can only be price ?

    I did not see room dimensions in the listing or did I miss them ?

    Dated, poorly present and messy.  I cannot imagine living there.  It would not stand out to me if I were looking.
