Why is this house not selling

There is no way we would drop it that much. Three bedroom semis are at least that price where I live. There would be no point us selling it for that price then to buy a three bed semiReadingTim said:
No, it won't. A "good" price will compensate for a "bad" set of photos, but a good set of photos won't compensate for a bad price. Drop £100k so it's £190k instead of £290k and you'll be shot of it within a month, regardless of the photos, parking, decor etcdaveyjp said:
If the price doesn't reflect those costs a further price adjustment may be needed, but better photos may be a cheaper option.Married 09/09/090 -
There is an argument that you bought a 3 bed detached, but with some internal walls moved/added...moneysaver12 said:

Then the property may well appeal to a very limited market. How does the price compare to a similar sized 3 bed in your locality?moneysaver12 said:We moved into the house in 2016, people that used to own it had converted it from a three bed to a five bed0 -
You'll never get an elephant in those rooms. Unless they're minced.elsien said:
Not going to address the bedroom size, which is the elephant in the room.lookbook said:
Maybe just change the cabinet doors in kitchen. Easy Cheap DIY job.moneysaver12 said:Thank you for your replies. When you say decor is dated. In what way ? Living room and dining room are duck egg and a cream colour paint, kitchen is painted cream, same as stairs and master bedroom. What would you suggest we do please. Can’t afford to update the kitchen9 -
It was an extension to the house, not just some walls moved. The previous owners had the extension done. It was worth 160000 back in 2006 when the previous owners bought it as a three bedMeteredOut said:

Thanks, so more ground area. Was it the addition of the conservatory (which are a bit out of fashion now, especially if it has a polycarbonate roof and gets cold in the winter - hard to tell from the photo) or was the main house extended? If usable in the winter, I'd consider change the description on the floor plan to Sun Room since it has solid walls.moneysaver12 said:

Three bed a mile away 315000
Three bed up the road from us. £277500 Our house does have 4 bathrooms, two are en-suite, main bathroom and down stair toilet

Don’t know what happened to my reply to Meteredout. It was an extension over the garage, full length of the house, making an extra bedroom at the front with an en-suite and a smaller bedroom at the back with fitted wardrobes. Conservatory is useable in summer. We were going to get a roof put on it if we weren’t sellingMarried 09/09/092

Those were just made up figures, but illustrate the point that 'priced correctly, anything will sell'. Yours hasn't sold because it's not correctly priced: it is too expensive for what it is.moneysaver12 said:

If you want to sell it, you're going to have to drop the price more. If you can't afford to do that, then in short, you can't afford to move.1 -
And 190k when you bought in 2016 as I 5-bed I assume. I'm not sure there's been 50% price rise in the WF postcode since then.moneysaver12 said:

Looks like the extension was building on top of the garage?
I think your house, if it was 3 bed, would be somewhere in between these.Three bed a mile away 315000

Problem is, you have 2 rooms that look like they couldn't possibly be bedrooms, 1 that seems to have a very slim single bed in, and one where it's hard to tell the room size because it's children's furniture.
That 315k seems to have been built as a 4-bed, bedroom sizes 4.2m x 2.9m, 5.3m x 3.6m and 3.4m x 3.0m
You have 3.1m x 2.9m as the biggest, then 3.1m x 2.6m and 4.3m x 2.2m (so a bit smaller but still 'bedrooms') - followed by 2.4m x 2.2m and 2.3m x 1.7m.
If people come to yours expecting 5 bedrooms (or maybe even 4 + office), they will be instantly disappointed - unless they are a niche viewer who wants many smaller rooms because they have a lot of young children.
