Why is this house not selling

The pictures make it look cluttered and tired, but the main problem is that the viewers you've had have concluded that it's simply not worth the money you're asking for it. Dunno what you had it on for before, but after 6 months at £290k you're going to have to drop the price further if you want to move - maybe £275, or even £250k - it's been on the market for so long people are going to think there's something wrong with it...
What does your EA say? Perhaps ask the EA what price they'd market it at to ensure a "quick sale" by a "motivated seller"...2 -
My main problem with it, is being 5 bedroom house, yet there is no proper hall way that leads to separate doors to kitchen & living rooms. So I wouldn't even view it at all. Unfortunately, that's not something you can fix easily.Note:I'm FTB, not an expert, all my comments are from personal experience and not a professional advice.Mortgage debt start date = 25/10/2024 = 175k (5.44% interest rate, 20 year term)
Q4/2024 = 139.3k (5.19% interest rate)
Q1/2025 = 125.3k (interest rate dropped from 5.19% - 4.69%)
Q2/2025 = 119.9K2 -
I thought the inside looked nice. Cluttered in places but your clutter shouldn't put people off.
I think the garden is the main issue for a family.
Looks quite small to me.
I'd be asking the EA for feedback if you've had viewings.0 -
Feedback has been rooms too small and not enough parking. We can fit two cars on the driveWe moved into the house in 2016, people that used to own it had converted it from a three bed to a five bedMarried 09/09/090

We are wanting to stay in the village, problem is the new builds that were build around 6 years ago are wanting £40000 for a 4 bed, even older houses are wanting what ours is on for or even more. Originally it was on for 325. I’ve suggested getting a different estate agent and get some newer pictures. Why? The classic mixture of price, property, advert. Change something!0

It's not a 5 bed. 5'5" is not a bedroom. To most people, neither is 7'1".2 -
Examples
https://www.rightmove.co.uk/properties/150644885#/?channel=RES_BUYWe did view one of these types of properties when first put our house on the market. Advantage is its newer, master bedroom slightly bigger. Found garden was smaller and the living room much smaller than the one in our house
this house was built same time as the one we live in. It was built as a four bed so the main bedroom is bigger than ours, ours was originally a three https://www.rightmove.co.uk/properties/149480573#/?channel=RES_BUYMarried 09/09/090 -
I don't know the area, but the house is very similar to one a relative lives in 200 miles away, the downside of large developers building the same style lego houses all over the UK.
The photos are terrible and whilst a video can cover that to some extent, it isn't playing for me, that's the first thing buyers look at. Rooms look tiny and the amount of storage on show suggests options for fitted storage in bedrooms may be limited.. The photos are also telling me the property doesn't have a bath, for a family home that's a none starter. I then need to look further to see it does have a bath, but that may be too late for someone looking quickly. Get it in a photo.
The interior is just tired so any buyer will be looking at work needed and comparing prices with properties that may have already been improved. New fireplace, laminate can be a turn off to some, but expensive to replace with decent carpet, new kitchen, new en suites as they don't match and bathroom, so a few thousand to spend before decorating.
If the price doesn't reflect those costs a further price adjustment may be needed, but better photos may be a cheaper option.
