    Re the asking for references, yes, it’s excruciating but I suspect you’ve done it for others? If you have could you not see as a drawdown on your investment?

    - When bought house £315,995 mortgage debt and end date at start = October 2039 - now £233,521
    - OPs to mortgage = £11,338 Interest saved £5225 to date
    Fixed rate 3.85% ends January 2030

    Go for promotion. If you are in real life as you come across on here  people will be delighted to give them. Also if you have to ask externals which you usually do, whenever I get a request from someone I barely know I am a) delighted to do it and b) regard it in the same light as research karma - you know, I do this survey because sooner or later I'm going to want someone to do mine?

    I feel your pain re costs Cheery - we also went to a gig last night (and I’m wondering if Mr Cheery knows (of) the band (partly geographical, partly the lead singer wears the same style hat as Mr Cheery, which got me thinking 😂). £22 for tickets each, train fare, dinner in London (pizza express but was still £50 for a main and a soft drink). It’s not cheap going out these days.

    Glad you had fun though and Mr C’s and his friend’s appearance had the desired effect!
