Going to assume there's no power of attorney?   Might be worth starting the ball rolling on that as I believe it can take a long time if the person doesn't have capacity.

That house is lovely,  a pool too 😍

What an amazing property! But then, what an amazing price...

I will echo @daisy_1571 and say if someone has power of attorney, they should be dealing with those matters, but if there's no POA, in the interests of his sister it may be worth investigating. From memory, where there is no designated person to help handle the money, it could be done by a firm of solicitors but this may mean the money is not used to but 'treats' etc. As his sister has health issues, it would need to be someone who could make informed decisions on those, too.

    This might be useful.

You and the VNM both have a lot on your plates, so remember it doesn't have to be done by tomorrow. Also consider that while the house will need money spent on it, a lower price could mean it will go to someone who will absolutely treasure it. We sold my parents' house to a young family and the little girl was thrilled to choose her bedroom. They will have had to spend a lot to bring it up to date but they will also have all the benefits of living there which we enjoyed.

I really don't want to add to your load, but please make sure you look into that POA carefully before the house is sold.  Before the care home gets a whiff of it.  Still not urgent but certainly a pre-sale job.

    ah!! sound of penny dropping.
    thank you
Made it to mortgage free but what a muddle that became

In the event the proverbial hits the fan then co-habitees are better stashing their cash than being mortgage free !!
