So this is going to be a huge diversion in my diary and very unexpected. I've seen a property for sale. It ticks all my boxes but it seems very expensive - but - I actually know the property and knew the current owners years ago. I'm not fussed about seeing inside at this point as they are refusing anyone access to the property without firm evidence that their property is on the market. There are offers on the table but both have to secure a mortgage (which may be difficult as it is non standard construction and has an odd tie on it) and sell their property. I don't really need to see inside as I saw the outside years ago and I did a drive by late yesterday.
Today I made a call to the estate agent the property is up with and explained I am interested but my interest is conditional about knowing what I could potentially get for mine if it went up for sale. A valuation is booked for Thursday. My cottage is no where near marketable in my opinion, there is still lots to do, but, rather than dream and wonder I have decided to "gather facts" and take it from there.

It's definitely worth getting someone to look at your place and let you know what they think you could sell it for in it's current condition - and whether the things you think need doing actually need doing to sell it. You can always say you're not on the market, but that if they have someone they think would be interested you're not averse to having someone look round.4

Well thats very serendipitous! Just as you are getting towards the end of sprucing your place up. Good luck with the valuation, even if nothing comes of the other one it will be nice to have an up to date figure for yours.

Pouring with rain, feels like autumn is here but yesterday morning managed a lovely ride out with a neighbour. We stopped and took a super "between the ears" photo of our boys looking at a field of sunflowers. So autumn not quite here yet but looking out of the window it is on the way.
Just paused in the "pre estate agent visit" tidy up for a coffee and catch up on here. Tidying up made me realise just how much there is to do here still, every room has unfinished jobs so much so that I got overwhelmed and nearly cancelled the visit. However sticking with it. It will be useful information towards moving onwards. And it might give me some insight on what jobs really need doing here. The place is never going to be a 'show home' there are 3 horses, a cat, a dog and me, a very untidy messy human and between the 6 of us we are never going to manage show home standards but a clean decluttered tidy space might be nice

I think you will be seeing jobs that you want to get done but the estate agent may not see the same as you. They will notice the sale pros and cons of course, but not whether you bought such and such an accessory or changed the colour of the feature wall, etc. In other words some of the projected jobs may not affect saleability. I hope the visit is useful!I think a bit of sunshine is good for frugal living. (Cranky40)

Well! The estate agent advice was to change the light bulbs to clear white LED in the bedrooms as too "old fashioned" as they are now, paint the wardrobes in the main bedroom and change the handles, change the kitchen cupboard handles to modernise the kitchen and then clean up out the front of the property by weeding the front border and planting it up with 'something small' and stain the retaining sleepers, then replace the existing crumbled plum slate chippings with pea shingle as it is cheap and will quickly and cheaply lift the look and that is all other than staging the two bedrooms that have furniture heaped in the middle from the decorating.
He was great on the overage issue the ex has saying they can get around it by inflating the price of the house as the house and land are on two titles and that they have done that in the past for people
However I would be 165 k short on the place I have seen and was interested in - and - he pointed out the developing the barn may be a no brainer for me financially as I would be so much better off doing that. Also there remains the niggling doubt if the area does get developed as proposed then the ex cashes in but I would not.
After an hour and a half chat and a nice cup of tea with the man I think I have decided to stay put and continue here after all. I will reflect a little later but as he left I had pretty much decided to stay put.Made it to mortgage free but what a muddle that became
