    How exciting I would say just go for it sometimes that is the best approach and it might turn out to be the one and if not there will be other but if you dont try you will never know.

    It's definitely worth getting someone to look at your place and let you know what they think you could sell it for in it's current condition - and whether the things you think need doing actually need doing to sell it. You can always say you're not on the market, but that if they have someone they think would be interested you're not averse to having someone look round.

    Well thats very serendipitous!   Just as you are getting towards the end of sprucing your place up.  Good luck with the valuation,  even if nothing comes of the other one it will be nice to have an up to date figure for yours.

    I think you will be seeing jobs that you want to get done but the estate agent may not see the same as you. They will notice the sale pros and cons of course, but not whether you bought such and such an accessory or changed the colour of the feature wall, etc. In other words some of the projected jobs may not affect saleability. I hope the visit is useful!
