Sorry to hear this but at the time it literally was the only solution to get shot of him. So it was the correct decision. No need to revisit that and second guess decisions made at the time.
Time will take care of it eventually if you can keep it till then.
There may be merit in looking into renting out for that time. Once vnm House sells there may be enough money that you can still live elsewhere for a few years till you can sell.
Lastly there may still be someone out there willing to buy - housebuilding companies often buy up land they have no intention of building on for years as they like to have their next 5 or 6 estates lined up ready for when they are ready.
Just suggestions, your professional people may have more ideas about what might and might not work

Not surprised you had a cry and some chocolate. I would've added in a bottle of wine and a bag of chippie chips as well!
Anyway, what's done is done and you will never be to blame for PPH manipulating you.
If the worst outcome is that you can't develop, and just sell the gaff for a lower price, then you'll still be doing that to move somewhere with a healthy business, retirement options, menagerie, and a VNM.
Hopefully legal firm will be able to give helpful advice. We don't know what PPH's situation or headspace is, he might welcome or at least begrudgingly accept an offer for the overage being bought out (if that would be beneficial to you)

You have all given me some food for thought. I had never considered offering a small sum of money for him to drop it, that is a really good idea and one I will raise today. I'm not sure I will find a solicitor to help because the problem seems to cross two boundaries, that of 'control' which is one legal field and that of 'property' which is another but initial chat today so we will see. You could legally separate the house and land then sell the house and garden. Keep title of the land and barn but market the house with the option to lease/rent the extra and hold onto it until the overage expires.Save £12k in 2025 #2 I am at £10,020.92 out of £6000 after September

@Suffolk_lass that currently is the preferred option now. I have spent the morning so far on the phone to legal sausages.
Solicitor of choice has been consulted by PPH (dawned on me he would have been as he was aware I had consulted one of them at a previous firm) Second solicitor of choice - same! Rang a solicitor I had met via an abuse charity and she had some ideas. But mostly the idea is now I either stay here until the deal expires, or, sell the house, rent the land until it expires if I cannot find a cash buyer.
Told the domestic abuse lawyer it felt like a horror movie, his fingers were coming through the mist to grab me, the rest of him could not get through the wall. She burst out laughing and said she totally got that although she was not sure anyone else would if they had not experienced controlling ex partners.
Also spoke with the lawyer who worked on the agreement and I was reminded why I liked him. He said any reasonable person would now review the situation realise there was no chance of cash in it for them and so lift the overage but added my ex was never reasonable and the only chance I have is to pay him off and even then he thinks it would be pointless as he believes ex will not agree. He suggested when I am ready to sell up he talk with the estate agents about how it could work, and, if that fails, I sell the house and keep/rent the land.
