    If by any chance a lottery win comes my way, you dear GP have the job as the interior designer.  I had not considered this option.  You are employed :)

    (PS my horses listen to that classical commercial station every night in case of the dratted fireworks, it really does help distract from sudden noises)
    Made it to mortgage free but what a muddle that became

    In the event the proverbial hits the fan then co-habitees are better stashing their cash than being mortgage free !!

    The more realistic Welsh Wales one is however realistic flipping amazing.   (I noticed it appeared 2 of our Welsh contingent pointing out unhelpful (true ) things like Scottish winters and renovation budgets 😆 🤣 😂 northwalesd and welshmansdaughter im looking at you both OO :p , dont you be influencing watty over silly things like non leaking roofs and accessibility when ferries are off just because you've got lovely properties like glan Yr afon 😆 😅 )

    Getting confidence back in the saddle will be so worth it for your mental health I think.  MH seems like he can be a handful but CC, as you say, is so solid.

    Many years ago I used to horse share.  Horsey was a mere 18hh; a Cleveland Bay x Irish Draught.  A gentle giant who helped me so much when work was stressing me.  Hacking out 3 times a week was a real stress buster so I can really see how enjoying being back in the saddle will help you - plus you've said the same many times. With you all the way Watty1.
