Query about New Build Driveway …

Hi there 

I had just purchased a 3 bedroom detached house which has a detached garage and was sold to me as having a double driveway 

I queried this before as it’s very tight for 2 cars and was reassured it’s 2.

i have now moved in and am worried it’s not big enough as it’s very very tight with a brick wall the one side. I believe a double drive should be 4.8m however mine is 4.73 - I know it’s minimal but is there anyway law/guidance/building regs which stipulate this?

    Where are you getting that figure from?

    What do the planning drawings for the house show as the dimensions?

    Guess it depends on the size of the cars, most of which have tended to get bigger over the years.

    Most placed recommend 5.5m width for 2 side by side parking spaces, but I don't believe there is a buildings regulation for this. 4.8m is the width of 2 average sized cars side by side without the space to exit, so if one side is a brick wall then what they have provided does not sound reasonable.

    What were the dimensions on the drawings for the plot?

  • Purely from eyeballing the plans, it looks like a similar width to the driveways for 215, 216 etc that have an integral garage, but not as wide as the two single-width driveways provided for 211 & 212.

    Does look a bit tight from that photo, although you might get two cars on in some fashion.

    That grass probably belongs to the developer I expect? Or is it part of your plot too?

    Is that wall to the right going to be built up any higher (as in past the height of the bottom of a car door? If so, you are not going to get two cars on there and be able to get in and out I wouldn't have thought.

    The guidelines for a single driveway is about what you have there with the space for the car and to walk down the side of.

    Cars usually have a body width no more than 2.00m, for example a Volvo XC40 has a body width (exc mirrors) of 1.91m and the XC90 is just over at 2.008m. So if you drive one in and reverse the other, you would have easily about 60cm between the 2, giving enough room to exit both
