Going back to removers - they definitely get my vote. My rationale is that on moving day there is often a tension waiting for completion monies to move from solicitors etc. your professional movers will have your van packed and ready to go by 12 noon and will wait for instructions to drive to new address. In my experience you will probably have to be making phone calls, cleaning etc etc. your first time buyers will probably be sitting outside your house super keen to get in. It is money well spent.

Yup, another vote here for movers. They cost but they help manage the stress; you can't put a price on that in my view. You are doing brilliantly @savingholmes. To my mind the cons on the stay list are longer and pros shorter than the go list ….I think in your head in many ways, you have already moved on from where you are.Reference the specific issues raised by the survey (I haven’t read the thread where you list the details) - often this is excessive due diligence by the surveyors for their clients for ‘rear end covering’. Often when you get down into the detail, it ends up being far less dramatic and worrying.Are there any issues that would either make you think “I don’t want to take that on” or where you think “actually, I feel a bit miss-sold, I want to negotiate on the value / price”?EDIT: Have read the post now and I think my questions are still useful. I would push the surveyor (when you can get to talk to him 😉) on the gas, the electrics and the gable end wall. Depending on his responses to those, I would then go back to the vendor.KKAs at 15.07.25:

I've had a look at your survey post, and a lot of that to me (admittedly not an expert!) seems to be get it done in time rather than must be done immediately. It sounds like the current owners or previous ones have been diy bodgers, but that's not particularly unusual. I'd want to know the electric and gas is safe.

I am a cynic & a lot of the things mentioned seemed like we can't prove it but if we mention it she may think something needs doing. As for no damp proof course, I thought it was a 1980s build not 1920s but no damp crawling up any of the walls! A lot of these reports remind me of the EPC? report we had to have done on my mother's house before selling. Said it had solid floors, when you only had to stamp your foot to prove it wasn't true & they wouldn't change it. Certainly get gas & electric checks but anything else be very careful who you get to look at it.

Most of the feedback has been reassuring. Sis had the full report and they are doing a reno - and she seemed to think it was rear covering rather than anything meaningful wrong with it. So on that note I've packed up a 1960s china set and 4 crystal glasses. I've filled 2-3 bin bags plus a charity bag of stuff to go. I have however made a complete tip everywhere which is a bit unfortunate - especially as the lounge already has an extra sofa here...
I've emptied and sorted through 4 plastic storage towers with 3-6 drawers each. I've also moved some things in from the garage so I can review whether I really want to cart it to the next place - and displaced some items from under the stairs. I have 5 x 25 dishwasher tablets on top of the full jar in the kitchen! Good job I cancelled December's subs!! I've also got a lot more moisturiser than I'm likely to get through any time soon so need to cancel that sub too. I'm still deciding what to put in some of the drawers and then plan to label them. I've put my new batteries in little plastic cases so I could throw away 4 packets. At least I now know where my drain plunger is, stud detector, pipe detectors, screws, and various other tools. Definitely improving.
For some reason I've been going a bit hot and cold today - and have a sudden nasty cough - I don't know if it is just from disturbing things although sis has c19 just before Xmas. I did 2 Cvd tests but they were clear. I am at the hairdresser tomorrow and then back working from Wednesday. I will need to continue the decluttering tomorrow.
A couple of days ago I bought myself a Japan type meal for yesterday which I still have leftovers from and then beef bourguingon and mash for today with peas and carrots, also had soup and porridge earlier and some clementines. Nice to give myself some easy access treat food.
I've started putting away some of the Xmas items. I found 2 orchid feeders so stuck them in the plants to feed them. I've found some games I'd been looking for so was pleased about that. BIL got down a field easel yesterday that went missing as soon as I'd bought it - turned out Ex had put it out of reach on the mezzanine in the garage where I was never going to find it. Really chuffed about finding that as I've been so tempted to buy one but knew I had one somewhere so had been trying to resist. It was those rewards for decluttering / organising that make the whole thing worthwhile.
Still debating whether to give some more of the garage stuff to charity. I still find it hard to let go - even if the 'treasure' I'm releasing came from a CS in the first place! We humans are so weird.
