  • Hi I think that with CGT it is only payable if you ever rent the property out (then it is calculated on the rented out periods). I don't think any is payable if you only ever use it as your main residence. V x

    I thought CGT was only if you owned two properties and you sold the one that you don't live in. And the three year thing being relevant to temporarily owning two homes due to bridging or self build

    Lots of build admin. Lots of feeling like we're f*cked. But I am trying to take a pragmatic attitude. If it has to halt then it has to halt, we can't make hundreds of thousands of pounds magically appear.
    Would have been really helpful though for solicitor to not have put the wrong amount on the land registry form that now needs amending and will probably take months, that we need before lender will loan.
    And would have been really helpful if the lender's valuer had put our correct names and several other details on their legal paperwork that is going to cause yet another who knows how long hold up.

    The total incompetence of so called professionals is dire.  They really should be ashamed of themselves.  I suspect they get away with a lot of it because they rarely seem to see paeople face to face.

    If yoou are using the same solicitor or even if you aren't ask him to expidiite it as it was his error in the first place.
  • I'm in constant shock about how dire nearly everyone involved in this is @badmemory, when I go to write it here I always think 'I bet a few people by now must reckon I'm making it up'! We are permanently gobsmacked.

    This was the expedited version @ladyholly 😂 I have a feeling land registry won't look too kindly on this magnitude of c*ck-up at our end. Hopefully I'm wrong and it'll be an easyish fix but given that we've learnt that when something could go smoothly you should expect everyone to go to great efforts to make it worse, we'll see!

    Don't want to cause aggro at this stage @dawnybabes as we need all these people to do their job even if it's a terrible job that takes months to rectify! I do occasionally start compiling a vengeful list in my head of all the people I'm going to sue/complain to the ombudsman about/leave a snarky review on TrustPilot about but tbh there are so bloody many it would take up years and years of my life which is not how I want to spend it!
    It keeps my mind from powerless despair to know that it's always an option though 🙂
