Went and saw the house from outside today. It's no longer in construction zone. Barriers are gone. Driveway, footpath etc is done. Protective films are off from window door.
I wonder if they lock the house or it remains open at all times because anyone can get into it now.

The EPC report has showed up on the website carried out middle of this week. Rating of B (84). Only way to improve is to install solar heating or solar panels for electricity

That's a standard rating for a gas heated new build. The recommendations are generic - solar heating is a waste of money, but such a shame that developers aren't made to install solar photovoltaic panels on every house.
  • They are still installing gas heating? Madness.

What are you going to do when the boiler needs replacing and gas ones are no longer available? It will be an expensive heat pump retrofit, and the rads will probably be too small so need replacing too.

I suppose most of the country will have that problem so will worry about it when time comes.

I imagine most of the country is going to get rinsed for it.

Raised a few issues after they let us in to see the property.
The garden is at a higher level than the side gate entrance so they've built some sort of retaining barrier. It's strange because it looks like they're using concrete fence posts with some concrete wall. It looks ugly and im not sure it's suited for purpose.

That's some interesting stories. Who built your houses if you don't mind me asking? Mines barratts and I dont have high hopes from them....
I did a spell working on Barrett’s new build properties quite a few years ago. Apart from a few floods appearing after people moved in, due to joiners nailing through pipes.
The one that sticks in my mind was a detached house. I put gutters up all 4 sides, and the roof must have been about 50mm out of level. Every time it rained it just poured over the gutter as the rwps were at the opposite ends.
Loads of mistakes/short cuts on new builds by all trades, that’s the nature of price work. Worked for about 4 different national builders.
