Snagging new built

Hi,

My new built house with barratt homes will be ready by the end of next month. I've been searching for companies that do snagging in Leicestershire.

Do you have any recommendations? Is there any point in getting thermal survey done at all considering it's going to be summer?

My developer doesn't want me to get anyone in to do the survey until I get the keys to the house but ideally I wanted to get this survey done beforehand so they can fix the issues. Is there any way round this?

    It would be worth a try, but developers don't give a damn about breaking the "code"

    I guess the OP could get his solicitor on the case, assuming he didn't use the one that the developer "recommended"

    Hi

    I reserved the plot in early Jan 23.

    Sales manager has told me NHBC will be carrying out their inspection first week of June and then they have 3 week of quality control period. So hopefully they will let me get my snagging done at some point then?

    As @peter3hg says, the "New Homes Quality code" says that you should be able to have an inspection done, after the "Notice to Complete" is served on you.

    The "Notice to Complete" will be served 10 days before completion.

    But the developer can refuse the inspection, if the inspector isn't suitably qualified. So it's probably best to get an inspector lined up in advance, so there are no arguments about "suitability" when the time comes.

    If the developer is being "difficult" - I suspect that if you hire an inspector, the inspector would contact the developer on your behalf, to remind them about the "New Homes Quality code".

  • Bit of a red flag if they won't let you inspect it. If they had any confidence in their workmanship they wouldn't have an issue.

    I had it done after i moved in and would recommend them. It's def worth doing as it finds all the issues immediately rather than it taking months.
    I wouldn't worry about getting it done before you move in, you have a year to get everything sorted by the builder.

    They would also offer warranty longer than 2 years if they had confidence in their workmanship, but they don't, only in getting the workmanship for the cheapest possible price.  I've just bought a garden furniture set that has a longer warranty period than what the new build developers offer.

    They other problem with having it done after you move in is that your stuff can cover things and make it harder to investigate. If it does need fixing your stuff is in the way.

    Once they have your money the builder will rapidly lose interest in making you happy. They will just want to bodge anything to the minimum standard, or just frustrate you into giving up.
