    Just out of curiosity I clicked on that link, this immediately caught my eye.

    “ Whilst booking you can choose additional services such as the borescope cavity check”

    The house I looked over had a large gap in the inner wall (breeze block) and their wasn’t any cavity insulation!

    Then there was a hairline crack in a roof tile, instead of replacing It, the roofer wedge in a thin piece of tin.

    The wooden flooring upstairs looked like a spikey porcupine from the underside (the hidden bit) The joiner must have been on the bevy !

    A little bit of topsoil covering the rockery in the garden

    A bag of rubble hidden in the eves.

    A hatchet job for the garden fencing.

    Scratched windows.

    Kitchen units not matching colour wise.

     

    People here’s the thing, you are paying for a premium for a over priced, rabbit hutch size property !

    That's a bit of a genralisation.  Yes I think some of the smaller, cheaper new builds are like rabbit hutches.  I have a 4 bed new build which is comparable in size to a 4 bed older house.  I have family with a 3 bed new build which is comparable in size to my previous 3 bed older house.  The main difference is non-existant front gardens, small back gardens and narrow roads.  The plus side is I find new builds to have far better layouts inside compared to older houses.  I also tend to spend a couple of days a year in the garden (not counting cutting the lawn) so small gardens suit me better.

    The problem is, even if you find snags 5 days before completion, there is no saying they will be fixed within 5 days, especially if they are bigger or more serious snags.  And it's not like you can't complete out of protest.

    Cannot fault the site manager. 

    Who is the developer - it's nice to know the good ones form the bad.

    I've been speaking to this company and they don't recommend pre completion survey. They are saying its restricted to the checklist they have to follow. They are recommending full survey once i have the keys so i am in two minds which one to get done

    If is almost finished just go down when the site is working and walk in the house, don't make a big song and dance of it, just be casual, they won't even know if you are a prospective buyer or even an employee from the office

  • High vis jacket and hard hat sometimes helps. The contractors aren't bothered about "security", that's not their job.

    Managed to get a friend to go round and have a look. He said its getting there. Nothing major stood out other than the fact that they've got massive holes in walls in few places. Not sure if they forgot to do the pipework/wiring properly? Massive hole in bedroom 2 a meter above radiator. A square shape hole cutout near boiler area. A round hole in living room. Really weird shape holes near the exhaust fan in the bathroom. Just concerned if they'll do half decent job patching these up or not....  

    Other than that tiling is done looked bathroom. Bathroom kitchen looks fine from what can be seen. Flooring decorating still needs doing along with turf in garden and driveway.
