“ Whilst booking you can choose additional services such as the borescope cavity check”
The house I looked over had a large gap in the inner wall (breeze block) and their wasn’t any cavity insulation!
Then there was a hairline crack in a roof tile, instead of replacing It, the roofer wedge in a thin piece of tin.
The wooden flooring upstairs looked like a spikey porcupine from the underside (the hidden bit) The joiner must have been on the bevy !
A little bit of topsoil covering the rockery in the garden
A bag of rubble hidden in the eves.
A hatchet job for the garden fencing.
Scratched windows.
Kitchen units not matching colour wise.
People here’s the thing, you are paying for a premium for a over priced, rabbit hutch size property !

I am hoping for the best with this house and they are happy to let me go and have a look at the house before we move in and have now also said yes to be pre completion snagging survey.
I know the house has 2 years warranty but any important/major issues idenfitied should ideally be fixed before I move in so furniture etc is not in the way. Not sure if thay would be vase and how quick the site would be in fixing issues.
Also not sure how much time NHBC spends inspecting the house as they are doing their inspection early June so if they did their job properly you would expect them to pick up on any major issues......
My granddaughter got a NO so next day I just walked in, spoke to the chippy and the electrician
Also spoke to the site manager when I came out
No big deal for the site operatives1 -
Maybe you think I’m stringing you along, and made it all up?

That's a bit of a genralisation. Yes I think some of the smaller, cheaper new builds are like rabbit hutches. I have a 4 bed new build which is comparable in size to a 4 bed older house. I have family with a 3 bed new build which is comparable in size to my previous 3 bed older house. The main difference is non-existant front gardens, small back gardens and narrow roads. The plus side is I find new builds to have far better layouts inside compared to older houses. I also tend to spend a couple of days a year in the garden (not counting cutting the lawn) so small gardens suit me better.jam6008 said:I agree things vary a lot from site to site and builder as well.

And it's not like you can't complete out of protest.Becksie11 said:I’ve just brought a new build also in Leicestershire, prior to completion we had a meeting with the site manager and we went round every room with him and did a snag list, he took pictures and sorted those out prior to completion.
Four days later I got a professional snagger to come, he did his report which shows all the things that need to be corrected in pictures, handed it in and everything on the list has been fixed, no questions asked.Cannot fault the site manager.https://thehouseinspectorltd.co.uk/ Is who I used.Who is the developer - it's nice to know the good ones form the bad.

High vis jacket and hard hat sometimes helps. The contractors aren't bothered about "security", that's not their job.0

Managed to get a friend to go round and have a look. He said its getting there. Nothing major stood out other than the fact that they've got massive holes in walls in few places. Not sure if they forgot to do the pipework/wiring properly? Massive hole in bedroom 2 a meter above radiator. A square shape hole cutout near boiler area. A round hole in living room. Really weird shape holes near the exhaust fan in the bathroom. Just concerned if they'll do half decent job patching these up or not....
Other than that tiling is done looked bathroom. Bathroom kitchen looks fine from what can be seen. Flooring decorating still needs doing along with turf in garden and driveway.1
