Snagging new built

    You can make your mind up re professional snagging after you have seen it for yourself 

    The turf and drive surfacing may not be finished depending on the weather 

    Are you having the floors tiled ?

    High vis jacket and hard hat sometimes helps. The contractors aren't bothered about "security", that's not their job.
    Make sure you choose a suitably authoritive colour  :p

    Are you having the floors tiled ? 
    The completion date of the house is end of June so it's not far. 

    Floors aren't tiled but they were only offering vinyl everywhere and thin carpets as standard so i upgraded that to thicker carpets and amtico flooring.

    I'll try and visit middle of next week and see how things are looking.

    Make a note of where they are. Often they think that because they are behind things they don't need to fill them in properly, or can just bodge it instead of properly insulating.

    Another bit of advice for snagging. Buy or borrow a thermal camera. The basic ones are quite cheap now. Using that you will be able to see if they have installed the proper amount of insulation inside the walls. You basically look at the house from outside with it, and if any of the exterior is getting warm that's because heat is leaking out. Often you can see the gaps in the insulation where they couldn't be bothered.

    I was thinking about the thermal survey which you can get as part of snagging survey but it's pointless getting it done in the summer. I'll have to wait till winter for it.

    Before you move in and if your home is built by a well known reputable builder it will go through a quality check, whether that gets done properly is down to the quality of the company

    My granddaughters semi is 18 moths old and she was concerned like you before she moved in, she is very picky but there is absolutely nothing wrong with hers

    That's what I've been told by the sales manager that NHBC are coming to do an inspection first week of June and then they'll have 2-3 weeks quality control period where they will fix all the issues I guess. I just don't know how good NHBC survey would be.

    I'm tempted to just book the snagging once I've moved it instead of getting a company there without me being on site to carry out a very restricted checklist survey.

    Many snags don't develop until the house settles down and is lived in. Better to wait until 6 months down the line to trap more faults. Pointless doing one before completion because the developer could quite legitimately be working on stuff until you collect the keys.

    And just because you find something before completion doesn't mean you're entitled to require them to fix it before completion (or to delay completion). I expect your contract says completion happens if it passes their inspection.
