    Oh no, hopefully it isn't as bad as you think. I guess it's best to find out now and tackle it rather than when you come to sell and the buyer wants a hefty reduction. Stay strong.

    There are ways through everything and you are the MSE-Fu Master of adaptability and creative thinking. Let yourself have some time to understand all the facts, get a 2nd opinion if you feel it might be necessary, talk it through with Mr FG, ask here if you think it would be helpful and allow the back of your head (once the shock has dispersed) work on it. 
    If this ^^ requires taking a pile of coats, a hot water bottle & going to sit in the shed with a box over your head to achieve, then so be it.

    - When bought house £315,995 mortgage debt and end date at start = October 2039 - now £227,385
    - OPs to mortgage = £12,881 Estd. interest saved = £6,203 to date
    c. 16 months reduction in term
    Fixed rate 3.85% ends October 2030

    Read 5 books of target 52 in 2026 as @ 13th January 
    Produce tracker: £18 of £400 in 2026

    Phew! Sounds like clarity and a plan have prevailed :) So relieved it was an acceptable price. Shame about the cardboard boxes though - I was getting hints of masked singer here ... ;)

    Wow, so many comments, I knew something had happened. Really hope it resolves itself and in the meantime, channel Scarlet O'Hara and tie your metaphorical bonnet on. If you don't yet know the scope, it is the wrong time to plan everything (which your brain is no doubt in overdrive on, planning all the what-if scenarios). If you can think about that tomorrow, you might just get some sleep though x

    OS Grocery Challenge in 2025 I finished the year at £2880.99/£3000 or 96.03% of my annual spend so I am sticking with a £3000 annual budget for 2026
