    So, there have been a few turns of events. 

    I am not happy in my job, my values get trampled on. I have an interview in Friday and have asked to explore alternative roles in the organisation I work in. 

    Either which way, I am going to take a pay cut as an employee. But...can initiate Business Plan. 

    I have been looking at the mortgage calculators and it looks like I can get a mortgage with the potential salary. So I could if it works out still put in an offer on a house later this month.

    3-month emergency fund (Cash ISA and PBonds): £5,382/ + £1,500 = £6,882 /£7,500 (Target 1)
    Stocks and shares ISA: £2,232.94
    Additional pension contributions £0 (target £450pcm)
    Overpayment on mortgage: 1% at a time (£1,518)
    Big Renno...and appliances. Front of the house, fridge freezer, dishwasher and washing machine)

    Brighton to Derby is a bit of a leap!  Totally understand it when taking housing costs into account though, and it is a good central location to anywhere in the country (except Cornwall).
     I found paying rent at around £1k a month chaffed like mad for the year I had to do it.  We went from paying £360 a month in mortgage payments to £1,180 to a landlord.  Nothing sharpens the desire to have your own bricks and mortar like paying out silly money and getting nothing at the end of it.
    You will get there. You are focussed. I hope you are getting a decent % on your savings.

    Goodness, I may have found a house! talking with a Mortgage broker later, who has recommended.
