Thanks Lucielle, Skint, Beanie, WD and MF
Well I've had and refused my first cheeky offer - £30K under asking!! I'm not that desperate to leave so no. I've got one more confirmed viewing for Saturday here. I've also asked to go and view a couple of more local properties. Will keep you posted.
Apologies I'm not keeping up with others diaries at the moment. I will try and catch up at some point.
I have my counselling appointment tonight. A friend coming over Saturday before the viewing. Parents coming to marvel at my clutter-free/reduced house Monday. All feels a bit manic.

Great start with the offer, even if it was a cheeky one!

When I finished seeing my counsellor I was practically shaking with tiredness and unsure whether I should be driving. All my normal day job work has peaked at the same time as trying to sort this personal stuff. I've also had a huge amount more social interaction than normal. I ate close by before driving home. It helped a little - but definitely been over doing it.
The potential buyer just came back with a further offer £5K higher and labelled it his final offer. Still £25K under asking. I marketed it with a view to accepting around £10K under asking. All very nerve wracking but that's too steep a drop for a house fresh on the market and where I don't 'need' to sell - I just want a change.
Both of the localish houses I enquired about said their portal was glitching and they were unable to book viewings! Both require a lot of work inside though... (down with wallpaper!!!). They have lovely views from the rear though - it's just whether I can cope with the front!

Definitely too soon for an offer that low when you aren't in a hurry. Especially as they don't even have their house on the market!

Thanks Beanie, WD, FS and Jwil
I was awake at 6am and knew I wouldn't get back to sleep so got up. Started work just after 9 and finished just before 8. TBF I still owe time!! It's been manicly busy this week and I made up nearly 5 hours.
However, I went to Mr M to get some tea - and ended up in tears as their ICT is crap for their loyalty card and I struggled to get it to log in. I had a big shop - and they weren't willing to serve me. The till kept asking if I wanted to continue and I kept pressing yes - it was embarrassing and I was slow. Then when I was packing the till kept asking me if I was done yet and I wanted to scream. By that point I was in tears and because I hadn't eaten a cyst on my liver was playing up and really painful adding to the issue. I wrote Customer Services a long email when I got back so frustrated.
Then to top it all I'd missed 3 calls from DD. I'd been supposed to take her out in the car tonight but a) she didn't come on time and b) I'd forgotten anyway but c) by that point it was an hour and 20 minutes past when she was due. She then wouldn't take my calls and didn't reply to my message.
One of the EAs that I thought hadn't responded had got stuck in my junk mail and another had some pre-qualification questions before they'd confirm a viewing. Another rearranged for a week's time. All frustrating.
I've also been dealing with work related conflict and a lot more social than normal at work. It just all got on top of me.
Tomorrow is another day.
I have a friend at 10.30 for coffee. A viewing here at 12. Then I'm viewing a different house at 3.30pm - but they've even pattern wallpapered the ceiling - so if it was a goer I'd be knocking a lot off!! Bright flowers on the ceiling - who thinks that's a good idea???? Seriously!! It has amazing views from the rear though. There's a canal which could be positive or could just be way too noisy I don't know. Depends if there's a weir. It's near a lock gate. I'd need to know if people were allowed to moor nearby as that can be noisy too with the hum of engines.
Off to bed now for a reset.
In better news BG offered £25 to switch from sh311 to them for gas so I've done it - as they're buying them out anyway so it was going to happen regardless but this way I benefit. I'll end up paying slightly more per month - but should get over a £200 refund which would be very handy with my recent spends!!Achieve FIRE/Mortgage Neutrality in 2030

Hugs for the rough day yesterday. It’s been the week for it - I have had a horrendous week in work too.Interesting about the house with canal views (am also boggling at the idea of floral wallpaper on the ceiling! 😂) - are rivers set to run in to it, could it flood that garden or would you be quite a way above it?Hope you slept well and have a good weekend 😊
