I like the idea of you offering on your first valley house. She may just not have gotten any or enough offers while it was listed and will relist soon so that it doesn't look as if it's sat on the market too long. Common tactic here too. Maybe 290k offer would tempt her and your agent can present it. Worst she can say is no or counter.Mortgage start date Dec 2015 - $64,655.00

Thanks Beanie, Jwil, Leigh and Lucielle
I got turned down for a viewing Saturday for a house that backs onto fields - but they've now said that buyer can't progress - so I'm waiting for an appointment. It's big and it needs a lot of work so may not be for me - but its fairly local so worth a look. It's priced at £275K so a bit of room for spend on the house depending on what I get for this. It's on a considerably smaller estate than the £270K one I'm considering - however the views may be more susceptible to partly disappearing if they ever built behind the house...
My parents are coming tonight so had to finish slightly early and tidy up - as they want the 'house viewer experience'!!
I had the loaded potato skins with salad and bacon for lunch. Enough left for tomorrow too. Cooking some frozen fish and chips - will probably have them with beans for tea. I'm trying to make my food stretch until payday as have spent sooooooo much this month.
I've done a flower arrangement from the garden - it does bring the outside in and I like it for me but likely to go with something more staged for viewings. My YS white roses from last week are still going strong in a separate vase (the red glass one I bought for £3).
Not heard back from Saturday's viewer. However I got the impression he was linked to the first viewer and wanted to make a cheeky offer too. I've given feedback on the canal viewing but not been asked on the other which feels poor on the part of the EA.
My EPC came out at a C so really pleased with that. He said the average insulation in the loft was 30cm+ - plus the new combi boiler in 2018 and then most of the lights are energy saving. Really pleased about that. Not sure the EA has uploaded it yet though.Achieve FIRE/Mortgage Neutrality in 2030

I have to say I really can't see the relevance of your light bulb type to the EPC. The last 2 houses I have bought had no light bulbs anyway. An awful lot of these things seem to be about being able to tick a box rather than what the state really is. This is no criticism of you obviously but of the system as it seems to be.

I know what you mean BM. They are supposed to leave light bulbs in main lamps - but yes not everyone does.
Good luck Sandy.
I've had shooting / electric style pains in in my left big toe and can't get back to sleep. So tired, so frustrated!! I've also been struggling this week as my athlete's foot seems to have spread to my hands. I bought something for my feet a week or two ago but it is still in the car. Need to bring that in and actually use it. If it doesn't clear up need to go to the doctors. There must be something they can do.
My parents loved the new look house and especially the airing cupboard and improved garage area. They did amuse me as we were brought up in a very messy house that we used to have a mad run round to tidy if anyone came over. They've forgotten!!

Glad your parents liked the house.
Well done on the EPC. I'm tempted to get one for ours as it would potentially help open us up to grants/support in the future for improvements, and also give me an idea of how far we have to go. I was never sure of the cost, but yours wasn't too expensive."Good financial planning is about not spending money on things that add no value to your life in order to have more money for the things that do". I shopped around on the EPC - definitely cheap ones out there and dear ones.
I don't like the new look forum. Why do they keep changing it? So frustrating!!
I've been to view a house tonight. I nearly didn't go. It had panoramic views - absolutely amazing. Within half an hour of here and of work and well within budget... Need to make a decision quickly though as there are other offers... I have a viewer here tomorrow and Saturday... Luckily the cleaner is due tomorrow.Achieve FIRE/Mortgage Neutrality in 2030
