for those with there house for sale how low are the silly offers coming in at ?

If £115k is the best offer you have had, that is its current market value. You may not like it but thats the way markets work. If you do manage to get £115k, you are not giving it away. You are selling it for as much money as many people can save in a life time.
You may choose to sit it out and this may pay off. It has certainly paid off in the past. If it turns out that we have just witnessed a market top however, hanging onto your property could cost you dearly and you may be punished for your greed. Having said that, if you are looking to trade up, sitting tight could be a better ploy anyway.0 -
My money is tied up in my home, i have had a baby recently and didnt want to spend the extra money on a hip if i didnt need too. I have nothing to hide - if i felt viewers were put off by this i would pay for one if it meant selling my house.0

fyi: a freind of mines mum had an ex council house for sale in 04. the agents 'valued' it at 140k. in 2 years she have not one viewing. i said to her that its been overvalued and she should lower the price a little.
"oh im not giving it away" she said.
2 months ago she took 92k.
no other offers and she got into trouble with debt and HAD to sell.
she chased the market down. in 06, she may have got 120k, but the estate agent had plied her mind with the impossible figure of 140k and she set her heart on nothing less.
its the buyers that set the price - not the sellers.0 -

It could be argued that warning Lizzie that she may end up selling for less than £115k if she holds out is of great help.

As the OP says, they have had an offer within a week of putting it on the market, which suggests it's highly saleable as the average time last month to sell was over 8 weeks.
TBH I'd be tempted to hang out for a higher offer if it were my place.0 -
