Getting back on topic...
We had our house up for £154,950 and had 2 offers, £150k and £153,250. We accepted the £153,250 and moved last week. We'd been on the market for ~6 months, and we live in Carlisle.
BUT... estate agents had valued our house at £167k and £175k!!! we thought that these were highly overvalued, so went on for much less in the first place. Wanted to sell, and wasn't interested in highly inflated estate agent valuations. Trouble is, I think a lot of people believe the estate agents - then hold out (and don't sell!).Andy

It was a reasonable question to ask. For those of us who've been around these boards a while it is frustrating to see what these boards have become and why I don't visit as much. Some can't even be bothered to read the original post before going down the sell at any price line. MSE used to be a very supportive place to post.
i dont think i will bother on here again. Thanks to those who have actually bothered to answer the question in hand and those who have not been !!!!!!.
i was not after advice on what to do with my offer - i know what i will do and what im willing to sell for.
I will wait if needed i just put my house up for sale now so ididnt have to pay for a hip .0 -

I had an offer of 20% below, 4 months ago. After negotiation we settled on 10% below. They then pulled out.
If its a genuine offer then anything above 75% of the asking price is an offer.
It's better than no offer.
Out of interest, are you considering buying again? What would be a reasonable offer that you would make?0 -

No offer is silly - all offers are what the potential buyer thinks a place is worth. You're bound to get offers lower than you think you want for your place because we're in a falling market. In a rising market the situation is very different. You're in a very strong position of being able to pass on any reductions you accept higher up the chain. You accept less for your place, you pay less for the one you buy and so it goes on. House prices are falling - we all have to adjust. Good luck!0

I offerred 120k on a flat in Southampton that was on the market for 135k back in July. The vendor declined my offer. The flat is still on the market. I may just put in an offer when the value has fallen to 65k.
