    I like it - I could live in that after the kitchen tiles had been redone. Best thing is to go and take a look. If the EPC is due to an elderly boiler or lack of insulation you would have plenty of money left to fix that.

    @CRANKY40 I had a closer look at the kitchen tiles are peel and stick, so should be easy enough to fix!

    I would have enough to clear all my debts and still have money in the bank. The kids could have the garden room as a gaming room/sleepover zone. My daughter is the only one with us full time at present. And I weirdly love it. If I knocked out the understairs cupboard I could add extra worktops and cupboards to the kitchen? I don’t know if I’m over thinking this.

    Not just me that thought I'd probably have a fair bit in common with the person that lives there then 😁

    Seriously, it looks like a happy, friendly house. Once you've viewed a few you can feel the difference in the vibes when you go in. The HT and I viewed about 15 houses before we looked at the one that we live in now. When we came out of this one we both agreed that it was our next house even before reached the car. I'm wondering what the chair is hiding that's in front of the fireplace but there won't be anything that you can't afford to fix. Worst scenario is a bit of cosmetic work, a new fire, a chimney liner, that sort of thing. I thinjk what impressed me the most is that it's very clean as well. You can't fake that - we saw some total dumps when we were looking for a house for a friend who was relocating 2 years ago. 

    For what it's worth, the first house that you were considering made me feel worried (and a fair few other people too I think). MSE won't let me type my real thoughts but they were along the lines of run the **** away.

  • The house looks really nice and something you can put your stamp on without involving major upheaval while you live there. I agree with the others that said it has a nice 'vibe' to it. Hope it turns out as nice in person. Good luck with the viewing later.

    I first saw my house when I came here to visit a work colleague who'd had her first baby.  I asked for first refusal if she ever sold - and that was just coming into the lounge. Whem we got divorced I fought hard to stay here.  It's a very happy house

    We knew we were going to buy our current house as soon as we stepped through the front door into the hall.

    I'm a firm believer in that instant gut reaction to a house being right.
