    Yay that's brilliant news!!! 👏 🍾 congratulations!!

    We are still waiting for our in person valuation on Thursday, are yet to get a survey done BUT....our searches are back already 😂 so for once our solicitors have been speedy and are ahead of the game! Hopefully we'll have a mortgage offer to go with that soon and I can book the blinking survey although at this point I don't really care as long as we get the mortgage 🤣

    I know what you mean Trakky! It will come 🥰 our searches are over a week late now but meh don't care, every day now is about saving the pennies to pay for the stamp duty 😂🙃 I have my fingers crossed for you!

    Until enquiries are raised by the solicitors, I wouldn't get too excited. That process can take 2-4+ weeks.

    Oh I know, I am realistic we are still months away from moving!! Not expecting to move before August/September. We've done this a few times in the past 5yrs!

    Absolutely you are powerless to do anything now to make the chain of solicitors go faster, in my experience!

    You won't believe this...im not sure when our valuation is now. The estate agent has it booked for Friday but our broker is saying its Thursday...nobody is communicating with each other so I've no idea if it is even going to happen and we are having to be the go between to try and work out what is happening. Our poor vendors must be seriously annoyed...I would be! Hoping the estate agent chases ESurv tomorrow to find out when it is!!! At this rate it will be next week!!! 🙄

    My GF and I’s application was obscenely fast that it caught me off guard but as many people on here suggest - use a broker 

    timeline

    14/05/2022 - initial meeting with broker to get to know what is going on and how much we could borrow.

    Started looking around but had a trip booked so put it on hold

    19/06/2022 - Viewed a property we were happy with

    20/06/2022 - instructed our solicitor to put the offer in at fixed price

    21/06/2022 - offer accepted so time to arrange meeting with broker

    28/06/2022 - meeting with broker to go through application etc but the week prior we had been instructed to gather and send all potential paperwork (Home report, 3 months of statements for all active current accounts, proof of deposit and background of how it’s funded etc)

    28/06/2022 - application sent

    29/06/2022 - Broker called their contact at Halifax and mortgage offer was sent to us by 1pm and on our way to our solicitors

    Background:

    5% Deposit on a £210k property in Scotland. 

    Credit utilisation between us probably around 20% and no missed payments, defaults, CCJ’s, PDL’s etc

    combined salary £83k

    I’m a worrier and scoured this forum for about a week before reading horror stories but I thought it would be useful to actively put a positive experience up however I’m sure it would be more stressful without the use of a broker.

    Oh wow that was quick!! Ours was submitted the 14th with a broker and we are still waiting for the valuation! Husband is self employed however and there has been a delay due to them wanting to do a physical valuation. But we certainly are not getting the speedy experience people keep quoting Halifax on! I am ever hopeful it will be soon!!
