    Message from my broker today- Mortgage approved subject to valuation which is booked for tomorrow!! 
    Exciting! 
    In other news I tried to fill the holes from pictures in my rental property- I am defo not a DIY Person!!! Decorator needed!

    Exciting about the mortgage!

    Have you sanded it down? You typically would overfill the gap then sand using a low grit (80) then move to a higher grit (120-180) to get a nice flat surface and then paint. Don't worry too much about getting really high grits because they're more used for furniture, a wall tends to be rougher than furniture. You use multiple grits because the high grit will be worn away in an instant but a low grit will leave grooves. Learning how to do little DIY jobs is something I had to do very quickly with my flat!

    I might rope a fried in to see if its fixable by an amateur!
    The problem is it was a brand new flat and i can get it nice and smooth but the texture of the wall is slightly gritty so my bits now look really smooth and obvious! If i use a lower  grit would that make it a bit rougher?

    Have you rollered on your paint? An emulsion roller usually leaves behind a texture. I don't know if you can see in this very white picture, it's my ceiling that I had plastered so it was completely flat previous to rollering.



    Hopefully you can see the bobbly bits. That's from a roller.

    An emulsion roller! It's more fluffy than a gloss roller.  https://www.robertdyas.co.uk/harris-essentials-4-mini-roller-set-black-white this is a little set that you would use for furniture, touching up areas or small awkward places. It has both types of roller. I got it myself, it's handy. Also, something I learned from YouTube is to line the tray with tin foil and it will make the clean up soooo much easier.

    today has today has brought with it an argument at work, boss being a d** head! The new fella being a very kind and thoughtful soul, it’s only a month in! And then an email from my solicitor with the fixtures and fittings and site map of what I’m buying. I have a few queries to go back to him for the seller, washing machine says negotiable, should be included, garage is a different me than was pointed out to me and she has offered a bathroom cabinet which I don’t want! 
    So will send those back tomorrow and see where we go from there! 
    Is there anything else I should respective to check through, leasehold? Contract? Etc?. 

    Exciting even if it means nothing I still feel like it’s moving!!

    Have a really good read of the lease when you receive it. Mine has all sorts of quirky restrictions. Most are a bit daft, but some (eg my particular flat is restricted to single occupancy only) could impact the way I can use my home, so it's important to make sure you understand what you're buying
    Mortgage start: £65,495 (March 2016)
    Cleared 🧚‍♀️🧚‍♀️🧚‍♀️!!! In 5 years, 1 month and 29 days
    Total amount repaid: £72,307.03. £1.10 repaid for every £1.00 borrowed

    Finally earning interest instead of paying it!!!

    And more documents!  So i have today received the homebuyers report- I have no idea what i should be looking for or any red flags!! I have sent it to my brother to see if he spots anything that should be of concern! 

    Any clues as to what i should be looking for?
