we did agree to it when we put the house up, its a charge if we take the property off with them.

It still doesn't appear to be "reasonable" to me for them to charge you for their failure to sell. Did they advertise it much, if at all? It could be worth a starting a thread on the House buying, renting & selling board, just to see what comes back.
Any half decent company of Estate Agents are bound by a "professional Code of Conduct". There is an ombudsman, see this BBC link for a brief intro. It also has a link to the website for the ombudsman. If it saves you £250, it has to be worth a look.0 -

You're doing brill, any sign of teh giving up smoking yet? I know it's a very hard time of year what with parties etc, OH and I are literally social smokers, I have one and then can't stand the second but trying so hard to reform as I'm trying to get nice and fit right now and the occasional fag isn't conducive to that. However at parties etc it can be very hard, however i'm pretty sure the cold weather is killing a few smokers off!!

thank the lord, it's finally starting to come down
cleared 1 credit card £1,000
paid an exra £200 of littlewoods
and extra payments off egg
total now £22,075 can not belive we have cleared over 2k in 2 months!!!
have been collecting loads for stuff for a boot sale in a few weeks and my fab mam has given us loads as well.

it has come all crashing down around me,
it's the 7th of the month 20 days until payday!!!, and we have the grand total £1.31 in the bank
how has this happended, i thought i was doing so well paying off what we could when hubby had a bonus!
I know i know i must keep a proper spending diary!!! because it's going somewhere and according to by budget we should have enough to live on.
i have made £150 from ebaying this week (have to wait a week for the money to come through) was hoping to pay more off the debts but we will need it to survive! the rest of the month
how can i have it so wrong!!!
