    - When bought house ยฃ315,995 mortgage debt and end date at start = October 2039 - now ยฃ227,385
    - OPs to mortgage = ยฃ12,881 Estd. interest saved = ยฃ6,203 to date
    c. 16 months reduction in term
    Fixed rate 3.85% ends October 2030

    Read 0 books of target 52 in 2026 as @ 1st Januaryย

    Just a late little contribution on teas. I used to buy Dr Stuart's teas, when working and stressed. I really liked them. I say used to because I stick with Twining's Everyday most of the time now.

    Dr Stuart's have a website still but I cannot see where they are established or the origins of the materials they use but they are subject to English Law and part of the natural organic products group. Here's a linkย if you want to look. I especially liked the Tranquility and Echinacea teas.
    Save ยฃ12k in 2025 #2 I saved ยฃ14,660.97 of ยฃ6000 or 244.35% of my target. The 2026 Save ยฃ12k in 2026 thread is here
    OS Grocery Challenge in 2025 I finished the year at ยฃ2880.99/ยฃ3000 or 96.03% of my annual spend so I am sticking with a ยฃ3000 annual budget for 2026
    I also Reverse Meal Plan on that thread and grow much of our own premium price fruit and veg, joining in on the grow your own in 2026 discussion thread

    Oh yes, I remember! If you are down south enough, West Dean College in Sussex, or Beth Chatto's near Colchester in Essex both offer short garden design/other creative courses that might suit you

    I stumbled over West Dean and some of those courses look very interestingโ€ฆ. Stunning location too.ย

    Warning on some of the night time teas and Dr Stuarts may be one of these.ย  If they contain hops as well as valerian it might drive Madame Fluff wild.ย  Ours had the same reaction as to catnip.
