As expected, no news on the offer yet, but our sale is moving along more than I thought. We had the mortgage surveyor come round last Tuesday, and just got a call to book a homebuyers survey for Friday this week as well. We haven't even found anywhere to move yet, but our buyer seems pretty keen at least, haha!2

Don't take this the wrong way, but I'm not sure if the bottom paragraph is meant to be helpful? We won't be in a position to get a detached house around here, the house we're trying to buy now is significantly under our budget, has a comparatively huge entertaining space, and was super light even on what was a really gloomy day yesterday. And no, I don't want noise either (the reason we ruled out the maisonette yesterday was noise and lack of light), but this house is on a super quiet road, all double glazed just about as quiet as we'll be able to get.
It's just not that easy competing with 12+ people on every property we're interested in, we don't need to at the same time keep thinking about how we can't get a good location, big garden and big living space all at once. So apologies if I'm reading more into it than I should. x
I was also trying to say that the amount of light that comes in transforms any space. I use a lot of mirrors in my house to increase that too.

And completely, having a nice light and airy home makes such a big difference! We viewed a house the other day were most windows were facing north, I never fully realised how much of a difference that makes. Mirrors are a great idea.2 -

W.r.t the sale, we've always said it's tied in with our onward purchase, and our buyer is ready to wait. I was surprised he commissioned a survey already to be honest, would have thought he'd wait until the chain is complete but no complaints here.
To be perfectly honest though, if we get a bunch more 'they went with someone who's chain free' over the next few weeks, we'll definitely consider breaking the chain and moving into rented to be in a better position. I've not said that to anyone yet because I don't want to get our buyer's hopes up, but if the market stays the way it is right now it may just be the right thing for us to do.2 -
Fingers crossed for some good news today. It's a really nice house. Don't blame you for considering renting, market seems so tough at the moment and isn't doing anyone any favours really. I'm hoping it will calm a bit by the time we can move. Thank you @Nichelette! We'd rather tie it in with our sale, but in some ways renting has some other advantages as well - our moves would be a bit more relaxed because of the overlap. I'm just trying to find all the positives in all possible outcomes atm, haha! Staying with family wouldn't be an option because none of our parents are in England, but at the same time, I bet it would also be a bit stressful tbh

The estate agent called, they've had 7 offers and our offer of £575k is "somewhere in the middle"
It's best and final offers by 9am tomorrow morning. We'll have a think about how much to go for.1 -

South is right about your situation, much better this time having a bit of leeway. Hopefully it doesn't come to it, but the flat we lived in was HA (DH was very lucky to get it when he was a singleton on a low wage) so we had a 2 week overlap when we moved. It was really handy because it did take away a lot of the stress and we decorated before we moved all the furniture in. It was only little but we both loved that flat
